Installing It Incorrectly Can Mean A
Lifetime of Problems With Moisture Intrusion.

As a contractor in the Sacramento area, I get to help homeowners with all sorts of repairs. Many of the repairs that I do involve moisture and the intrusion into the home. Water supply leaks, drainage problems, and roof leaks happen and need to be fixed.
Many of project that we are involved with can be a relatively simple repair once we find the source of the problem. For example, it does take much effort to repair a broken water supply or drain line; finding it, getting to it, and … (6 comments)

contractor: Will 9 inches be enough for you? - 05/23/15 06:37 AM

That Plumbing Drain Needs to be
About 9 Inches Lower

While remodeling in the McKinley Park Area of Sacramento, we come across some things that differ in size and height requirements when install new products. This can show up in many forms when working on those older buildings in Sacramento. Knowing how to get things done correctly is important to the flow of the project.
We ran into a kitchen drain line that was much too high for what we needed to do in our kitchen remodel. I figured that lowering the drain 9 inches would work best for the plumbing that we … (16 comments)

That 71” Refrigerator Won't Fit

In That 68” Opening

Often times when buying new appliances for that older home, you come to realize that the new appliances do not fit in the openings in the home. Sure they may fit in the door but will they fit in the final location? This can be a problem if you do not measure the opening before your purchase.

We were called out to raise the opening for a refrigerator in this McKinley Park home in Sacramento. The owners loved the frig that they had purchased but know that it would be too tall. I told … (14 comments)

Deck Rot Finally Shows Itself

Wood decking can add value and enjoyment to your backyard experience. Maintaining it can extend the life of the wood decking and even hold off the rotting and decay of the wood members. Despite our efforts, wood will one day rot and show itself.
If your deck is in need of repair, contact a Placerville local general contractor for help in repairing or replacing your wood deck.

My Wood Deck Has Holes In It

It may make sense to have a licensed general contractor come take a look at those holes in the wood deck. Those areas that you may think are holes are actually large sections of rotted wood that is just falling out in large chucks.
These area are very dangerous, someone could easily step through this section and get hurt. This may be a big project or a simple job; it would be best if a professional deck builder and repair contractor had a chance to look it over. I am sure that you have a trusted … (17 comments)

I don't see it but I think
there is a piece missing.

Every once in a while I come across something that just doesnt look right – something is missing!
As a general rule, homes should not have openings into confined spaces. This sort of opening invites many birds, rodents and guests to use that spot to eat, nest, rest and usually create problems for the homeowner.
If it looks like a piece is missing, get it covered up soon.

Yes, I Do Know That Your Floor Is Sagging.

Many things can happen to a building after 30 years of standing. Some things are pretty obvious for all to see; things like peeling paint, water damaged siding, and rusty gutters. There is a list of things that we may not be able to see because of it's location.
I walked into an apartment yesterday and noticed that there was a definite slope in the floor as I walked toward the kitchen. I was not noticeable to the eye because the floor was covered with carpeting but it sure didn't feel right. So we … (15 comments)

Cracked Curb Crisis

Okay, maybe it isn't a crisis but there are some areas where a concrete curb gets pretty broken up. This is due primarily from large trucks cutting corners and crushing the curb. We have a plan to increase the strength of this section to help increase the life of the curbing here.

Cracks in the Lightweight Concrete Flooring

Many of the apartment communities build in the last 30 years in the Sacramento Region have a layer of lightweight concrete over the sub-flooring on the second story. This concrete usually will provide a solid surface to will last a very long time.

In some cases there may be movement in the framing below the concrete, this can lead to cracking. Since the concrete is covered with flooring material, this is not always detected early. We have noticed that the flooring will have a “bounce” to it, this movement should be followed … (4 comments)

Insurance Claim in the Apartment May Have
Opened an Upgraded Market in Roseville

There is an apartment community in Sacramento Region, in the city of Roseville, that had a moisture condition that destroyed the common wall between two kitchens of two units. The water damage included the drywall, cabinets, and counters among many things. These items were then upgraded when putting back together.
These were not super fancy, high-end improvements but certainly nicer than the rest of the apartments in that area. As a test, and mostly covered by the insurance claim, the unit used the improvements … (15 comments)

Keeping the Concrete Block Walls
Free of Cracks

The Sacramento County Inspectors have been through many of the apartment communities and have come up with a healthy list of things that needs to be done. The list can be extension and time consuming for the property to get completed on time for the re-inspection deadline. There are ways to help get this done.
Many of the items on the lists need to be done by a contractor. The tools and expertise are beyond that of the average on site maintenance staff, so a contractor can be called in. … (8 comments)

Painting Season Is Coming,
Prepare To Prep first

There is something about a fresh coat of paint on a Sacramento home that just adds so much to the curb appeal and salability of the property. Your home is clean and fresh and ready for marketing to sell. But it can be more involved than just slapping on a coat of paint in the spring.
Any good painter in Sacramento will tell you that surface preparation is everything when it comes to painting your home. Good paint prepping will make the job look better, last longer, and do wonders … (10 comments)

Walls Are Ready For Primer

and Paint in Rocklin, CA

It wasn't like it was a long and exhausting weekend but I did manage to get some things done ahead of schedule by working both days. The weather was a bit of a challenge but the repair area was inside including these areas of wall repair.

The patching of the drywall was spread over 14 wall surfaces in 6 different rooms, halls and closets. All the walls that were repaired had the same texture and a common one at that. Of course, there … (11 comments)

Giving Estimates Is Not a Money Maker

As a general contractor in the Sacramento area for nearly three decades, repairing real estate for home owners and management companies, I do not make money giving estimates. The estimates are free to you, but require time and effort on my part. Before asking for a free estimate maybe you should treat it as though you were paying for it.
Now it is true that giving estimates will often times be necessary in order to get a repair project in Sacramento, it’s good to know what the job will cost before … (25 comments)

Leave Me A Key, I’ll See What I Can Do!

There was a scheduled move-in yesterday that got flooded the night before. The tenants have traveled across several states to get to Sacramento to move in this weekend. They were given the bad news and made arrangement to stay with some relative in the area. But now what?
There were other units available but the really wanted this premium location, so the water damage needs to be corrected right away and get them in ASAP. The management company contact their contractor with the same information, and is yet … (12 comments)

So Once Again There Was a Flood
In An Apartment Unit This Week.

While the water damage was somewhat minor compared to other damage that I've seen this week, it was unique to see some things here. The usual procedure is to remove the damage in a fashion that makes it easier for the repair contractor. Those that do this tend to get more work!
It this case the holes were random, the lines not straight, and there was even holes punched into the toe kick area of the kitchen cabinets. This was not very … (13 comments)

A slow drain leak inside the walls can do a lot of damage of the years before it is detected. The clean up of this mess can take some time. Slow plumbing leaks inside the walls and ceilings can be quite messy, you should consider getting it done by a water damage repair professional. This project was done in the Sacramento, CA area.
This photo was taken after the water damaged materials were removed and thoroughly air dried. It doesn't look like much … (72 comments)

Hiring Employees and Using
A Payroll Service Trend.

It seems that things are moving along in construction repair in the Sacramento Area, we have always been working but it seems that things are really getting active with new business, older estimates being accepted, and return clients needing more construction repair and improvement.
I have come across many construction trade contractors who are using a payroll service to help get employees working for them. The paperwork and legal requirements can be overwhelming in our trade, getting some help can be a welcome service for us. I use a payroll … (12 comments)
