When it comes to doing repairs on apartments and residential homes, sometimes it help to have some additional information at hand. Some repairs can best be estimated if the original building plans are available to review.
I needed to see what the wall detail was like, without the plans I would have to either guess or cut open a hole to explore. Having the Building Plans will help the contractor to better estimate the cost of repairs.

There is a drain pipe leak under this kitchen sink in Rocklin, CA - inside the wall. While this may not be the best spot to work on the leak, it needs to be done today. The leaking pipe is effecting two other units in the apartment community.

All this rain in the Sacramento Region is a good thing in so many ways. The drought is not over, we need a whole lot more of this before that can change. The rains do bring surprises that have gone unnoticed for years.

One of the most frustrating things that happens when doing repairs in an apartment community is that the tenants aren't always ready and respectful of the contractors time. So if there is something that needs to be done inside someones unit that is not an emergency, generally a 24 hour notice is necessary to enter the unit. I work regularly under this type of scheduling.

We try to get to many of the properties to clear the gutters before the major rain season. That has been interesting in the drought years! :) The idea is the get the months of debris out so that the water can flow freely during the heavy rains. There can be some problems though.

Sometimes you just have to open things up to see the whole picture before the repairs can be done. One example of when there is a problem under the kitchen sink. With the counter and cabinets removed, it is a lot easier to get in and do the repairs. Imagine working on this inside a base cabinet and all the other distractions.

I have done dry rot repair throughout California and have used many methods to detect and find dry rot and water damage in buildings. One of the best methods in getting an early indication of the amount of rotted wood that may be in sight may be poking around with a finger. Wood soft enough to crush with such a small amount of force would require some further investigation.

We had an Sacramento apartment community emergency plumbing repair in of the units today. The water could not be shut off to the unit because the main shutoff was frozen open, the main valve would not shut off. Until this could be fixed no other repairs could begin.
