Sludge can build up in your drain lines.
In doing a drain repair under a kitchen sink, I needed to cut the drain line. The drain had a horizontal run of over 30” between the p-trap and wall. A span like this can cause food and sludge to settle in the pipe. If the spam cannot be reduced, increasing the slope may help.

I had to clean up my hands in a local commercial building today, got a surprise plumbing lesson while in there. Apparently they added a small sink in the break room and figured that they could just run a new drain line into the restroom. It is a creative idea.

I’ve seen my share of leaking drain pipes as a contractor in Sacramento, this drain line was not leaking. I am grateful for that; I’d have to find a fourth type of drain to keep the trend of unmatched parts.

Last winter, there was a moisture intrusion problem in an apartment community in the Sacramento Area. I was called out to look at the situation and give an estimate. Water damage is not uncommon during the rainy months but I knew that it could be solved somehow. The use of your air-conditioning unit will create condensation within the housing cover. As this water accumulates and fills the pan, it will reach the drain and drip out to the ground below. It is important that the drain line allows the water to flow out; a negative slope will force the water to remain full inside the air conditioning unit.

Okay, so I’m looking at a property to give the owners an estimate for repairs in Placerville, and I see the darnedest thing. I am looking at the back side of the building and I see this galvanizes pipe poking out of the building. It is not strapped and is loose to the touch. It is connected to some flexible rubber tubing going away from the property. So I followed it.

An apartment manager had called me regarding a small stream of water coming from the laundry room wall. The water was just enough to keep the sidewalk wet, and even a little mossy.  After management shut off one of the washing machines inside the laundry room wall for a few days, the water on the sidewalk stopped. Because of that we knew it was in the drain line and only leaked when the water was being discharged.

Getting to the root of your drain problem.
 
We have all experienced the clogged drain pipe. You run the water for a few seconds and the water starts to back up into the sink, not usually a major problem. In fact, usually the clog can be found in the sink p-trap under the sink.
