After The Shower Pan Demo, This Was
Discovered in Sacramento

I get calls for dry rot and water damage repairs at various stages. Sometimes, I get to be a part of the whole process and other times I get to do a part of the restoration of the damaged property in Sacramento. It is all good and appreciated.
When looking at the rebuilding of some water damage in Sacramento, I came across this hole with plastic over it. Since I was not involved with the demolition I have no idea what the reason for the hole was. I … (11 comments)

dry rot repair: If I Can Stick My Finger Through It, It's Probably Rotten - 11/12/14 08:42 PM

If I Can Stick My Finger Through It,
It's Probably Rotten

I have done dry rot repair throughout California and have used many methods to detect and find dry rot and water damage in buildings. One of the best methods in getting an early indication of the amount of rotted wood that may be in sight may be poking around with a finger. Wood soft enough to crush with such a small amount of force would require some further investigation.

Do you have areas where the wood is soft enough that you can find it … (11 comments)

There Is Dry Rot But
What About The Code Violations?

It seems that everyone and their brother thinks they can build a deck in El Dorado County. Judging by the decks that I have seen here, most were not done by a licensed contractor. I'm sure that most were by well-intended homeowners thinking that they knew how to build a deck.
There is nothing wrong with building your own deck, but you still have to follow the same rules as the licensed contractor. If not, it will one day come up as a problem that will need to … (10 comments)

dry rot repair: Can a Post Rot If It Is Up On a Pier Block? - 09/27/14 02:48 PM

Can a Post Rot If It Is Up On a Pier Block?

There are benefits to putting posts up on pier blocks. These blocks eliminate the need to set them in the ground. Whenever wood is put in the ground, there is the risk of dry rot and water damage over time. So putting the post up on a pier block protects the post right? Not always.
We see these blocks under homes, decks and storage buildings all the time and if not taken care of, can be a problem. You may be wondering how this can happen. It's … (8 comments)

dry rot repair: Are Screws Really That Expensive? - 09/26/14 02:43 AM

Are Screws Really That Expensive?

There is a variety of methods for securing deck boards to the joists. Nails were the most common for the longest time; it was easy to do you just needed nails and a hammer. But over time the nails would begin to work their way out and needed to be corrected.
Deck builders saw the value in using screws to hold the deck boards in place much more securely. This requires some additional tools but in the long run worth the effort. Recently the deck screws have become even more … (13 comments)

dry rot repair: I Don't Like Doing It, But I Did - 09/22/14 02:12 PM

I Don't Like Doing It, But I Did

Occasionally, I feel pressured into giving an estimate for repairs sight unseen. I'm not placing the blame on anyone but myself and my need to “people please”. There are occasions where I can do this without a concern because I have already done the same thing, at the same, property, with the same circumstances. But this was not the case on this one.
I was asked for a price to do the work noted in a pest inspection report. Not a problem, this happens a lot. The agent was looking for … (11 comments)

dry rot repair: “We Already Fixed the Wall” - 09/21/14 10:26 PM

“We Already Fixed the Wall”

There are many properties in the Sacramento area that I visit on a pretty regular basis for dry rot repair. At some of the locations it is to repair damage that is causing water damage inside the building and needs attention right away. Other times, the building are undergoing a regular dry rot and water damage schedule; repairing damages building materials in Sacramento on an annual basis.
I was on site at one of the properties that have an ongoing problem with dry rot in the siding and trim. The problem is ongoing … (6 comments)

dry rot repair: My Fascia Boards Are Rotted, I Need A Contractor - 09/12/14 04:44 PM

My Fascia Boards Are Rotted,
I Need A Contractor

Most homeowners do not even know what a fascia board is, most hear about it for the first time when it comes up on an inspection or pest report. Often times this is a difficult board to replace; it is usually up high and needs to be done from a ladder and the nailing requires a lot of time to remove and replace.
If you are in need of replacing your fascia board, I would strongly suggest having it professionally done by a contractor.

dry rot repair: I'm Having The Same Wood Rot Problem With My Home. - 09/12/14 01:37 PM

I'm Having The Same Wood Rot Problem With My Home.

We often find ourselves working on tract homes in neighborhoods throughout the Sacramento Region. While doing dry rot repairs on one home, neighbors see what we are doing and know that they have similar problems on their own home.
We are more then happy to take a look at their homes while we are there, it beats driving back out on another day.

Looking at the rotted wood on your neighbors home? You may need help too!

Stairs and Decks Can Hide Dry Rot Damage

Whenever anything is mounted to your home, there is a risk of moisture collecting between the two and dry rot and water damage occuring. If possible, creating an air space between the two allows circulation of air and the elimination of debris building up.
I looked at this stairway removal and could see that there were water damage that needs to be replace with good wood and siding. This spot is not too bad, things can get a lot worse.

dry rot repair: Side Of The House, Under The Deck, Above The Window – Yeah... Dry Rot! - 08/24/14 02:32 PM

It's On The Side Of The House, Under The Deck, Above The Window – Yeah... That's Dry Rot

Dry Rot can show up in the strangest places, we just have to find it. This may be discovered after experiencing a leak inside the home or discoloration on the outside of the building. Eventually the dry rot makes itself known.
Sometimes we can just come across it by chance. This is especially true in areas that are not seen very often. We all have seen these places. In may be behind the bushes, under the deck or way up high … (9 comments)

The Sacramento Dry Rot Repair Market is Heating Up!

There are some seasonal trends in the home repair industry. There is usually a spike here in Sacramento when the weather starts to get warmer and continues until the rainy season. The peak in repair calls will be from April to October.
Of course there will be those calls for dry rot repair throughout the year situations happen all year long. Some wood rot repair needs to be addressed right away because it is causing a greater problem. Rain water getting into the home during a rain storm … (18 comments)

Can I get a second opinion on the
Section I items of my termite report?

I look at a bunch of homes in the Sacramento area that have dry rot repair needs. Many times I get calls from homeowners and agents that want an estimate to repair the Section I items to have a clear pest report. This is not uncommon, sometimes it's good to get a second look at what needs to be done.

As a general contractor in Sacramento, I have had the opportunity to see water damage problems at many different levels. … (8 comments)

dry rot repair: How did you know there was dry rot behind the window trim? - 03/14/14 11:13 PM

How did you know there was dry rot behind the window trim?

I guess when you do enough dry rot repair work in Sacramento, you get the benefit of decades of experience in finding dry rotted wood in some common places. The areas of dry rot, because of the nature of construction and the lack of precautions to prevent it, are somewhat predictable in homes that are 20 or more years old.

This photo is an example of where the siding is rotted behind the window trim, though there were no sides of decay visible before … (8 comments)

FAQ – Does it look bad? How bad is it going to be?

When I get a call to come look at water damaged and dry rot repair, one of the first questions that I get asked is “How bad does it look?” Usually this question happen as soon as I see the area of repair, they are looking for my initial opinion. I’ve done this sort of repair for some time now; I probably could make an educated guess.

I can look at many different damaged areas and feel pretty confident in what the problem is and … (15 comments)

Is That Daylight That I See Shining Through?
It Doesn’t Look Watertight.

Okay, so I’m looking at the inside of an attached storage area on the backside of a building checking for signs of water damage. There were many areas that you could actually see daylight shining through the walls. As a general rule, if you can see daylight, water can also make its way through too.
Many of the areas where we saw daylight had signs of water intrusion. Before it gets too bad, correcting these areas should be a high priority. If you do not … (7 comments)
