It is not unusual to see the paper on drywall peal back when exposed to moisture, the paper expands and detaches from the gypsum behind it. Repeated exposure to damp conditions will expand and contract and warp. This piece of drywall is on the outside of the building exposed to extreme conditions like heat, sun, rain, and wind. It is no wonder that it has failed.

I ran into two strange things after getting a call for repair in Sacramento this week.
The first was the use of 5/8” drywall to all exterior eaves and ceilings throughout an apartment community. The undersides of the eaves on all the buildings were closed with drywall; it is not exposed to water so I guess it was okay 25 years ago. I had a call from an apartment community that thought they had a plumbing leak in an upstairs unit. The signs of the leak were evident in the downstairs unit; this unit had three common signs of a plumbing leak.

I got a call from an apartment community manager today; there was a problem with the sheetrock in the kitchen. I drove out to take a look at the situation. This is a photo of the ceiling in the kitchen; there is a crack in the area of a previous repair.

I got a call from an apartment manager; one of the units had a soft wet spot in the bathroom ceiling near the exhaust fan. I verified that there was moisture in the drywall and that it was discolored. Since it was an upstairs unit I was able to get into the attic crawl space. I knew from experience that there was no plumbing or drain lines in that area.

Have you ever looked at a wall or ceiling and thought “This has been patched”? Sometimes the patchwork is more obvious than others, but we don’t want to draw attention to it. Ever find yourself steering the client away from that “bad spot” during a property visit?

Funny how some things aren't discovered until you move out. I got a call from a property manager last week about a wall that was "soft" and moist to the touch. It was right above the toilet, above the towel bar. The drywall was so soft that it easily push through. It looked like this when I got there.
