I can remember moving to the Sacramento area back in the early 90’s into a new home. The completion date kept being moved back, and we were struggling with the builder to get the home finished. Problems kept popping up daily.

I received a urgent call from an apartment manager concerned about a dry rot issue that they had. Apparently the storage closet was damaged to a point where vandals were able to literally tear open the wood siding of the storage unit. That’s right, the rotten wood was so bad that someone could push though the bad siding and walk through the wall. The repair of this area was necessary to secure the area from future problems. Missing General Contractor Magically Reappears I discovered I was missing for several days, until today. Okay maybe I wasn't missing, but I was misplaced for seven days within Google. This may sound simple but I can not believe how often buyers chose not to take care of water damage areas right away. I see this a bunch in homes that are purchased "as-is". There is a lot of talk about the value of the referrals in providing a service. Getting others to talk about you to their friends, relatives, and neighbors can be a great value to selling homes. But I think the most valuable customer is the repeat customer.

I am curious to hear if anyone is using Yelp as a marketing tool. My experience has been that property owners and managers have found me on Yelp - more than I expected. I have curtailed my efforts in using Yelp for a couple of reasons that I will discuss in a future post. Not familiar with Yelp? This short video explains how the site works. They are not the most unique marketing tool, but I like them. I ordered a bunch of pens with my information on them that felt comfortable, gel type. I hand them out (when I remember) to people I meet. Unusually someone asks to borrow a pen. I then tell them to "go ahead and keep it". I'm not good at handing them out as I should. Dry Rot and Water Damage Repair is my job of choice, not because it is glamorous and sexy, but rather because its messy and disgusting. High on the list of messy and disgusting repairs usually involves the drainage pipes. If one of these cracks, you have a situation. Anything that you wash, rinse, soak, flush, or dispose down a drain flows through the drain pipes. Obviously, you don’t want this kind of leak for very long. But why do pipes crack?

Working in an apartment community has many challenges that must be faced when doing repairs within occupied units. It is important that both the contractor and apartment management work together in an organized fashion. Planning ahead and giving proper notice to enter is top of this list. There are some situations that do not require permission-to-enter (PTE). I've heard the term "Fire, flood, or blood" used to describe these situations, others use the term "emergency".
