repair: Mysterious soft spot in the kitchen - 12/04/15 11:50 PM
Mysterious soft spot in the kitchen

The new tenants were pleased with there new home but had a question regarding a spot in the kitchen floor. The area had a lot of “give” to it and it didn't feel normal. I was called to look at the problem and help out.
There was no signs of moisture in the material and nothing in the unit below that helped answer the question. Since the problem needed to be addressed, I suggested opening the floor to look. My first observation was that there were four layers of vinyl over the sub-flooring. This is … (15 comments)

repair: I Think My Upper Cabinets Are Falling Down - 12/03/15 10:31 PM
I Think My Upper Cabinets in
Cameron Park Are Falling Down

In following up on a call to a home in Cameron Park yesterday, I discover that the upper cabinets were falling away from the ceiling. The cabinets were hanging from the ceiling away from the wall, it appeared to be an anchorage problem. I could only see a few screws through the top of the units.
In checking further into why the cabinets were coming down, I could see that not all the screws made contact with solid backing. Sheetrock alone will not hold up these cabinets. Since it was … (13 comments)

repair: Who Needs That Electrical Box In The Ceiling? - 11/05/15 09:30 PM
Who Needs That Electrical Box
In The Ceiling?

While we may not always understand why some things are required when building a home, we can't just change things without doing them right. The homeowners asked me to replace their track lighting in the living room and I was happy to do so. I assumed that things would have been wired correctly up to the light. I was wrong.

There were two light fixtures that had been filled with expanding foam instead of an electrical box that is required. Since the fixture mounded to the ceiling along the track, the missing electrical … (11 comments)

I See That You
Replaced The Closet Shelf Yourself!

There are times when it is very clear that a job was done by someone less than professional. They may have been hired to do the work but it was not done in a professional manner.
I came across this closet shelf in an apartment, it was completed by a paid worker. Maybe he didn't realize that these boards come in a longer size. Know what you are getting before you pay to have the work done.

That Wood Fence Isn't Too Bad,
Just Need Some New Fence Posts

Wood fences are not all the difficult in design. Strong posts to keep things up and straight, good framing to support the fencing, and a lasting connection to the fence boards. Each of these are important to a good fence.
Came across this one yesterday that was not too bad but some of the fence posts have rotted at the ground. New pressure treated lumber clear of the soil will bring this old fence back to good form.

When Walkways Get Dangerous

We often take those outdoor walkways for granted, they appear to be safe from the top. Regular inspections can help to disclose those walkways that have become dangerous. Finding out the troubled areas and repairing the water damaged construction can prevent a disaster down the road.
Contact Tromler Construction for an inspection of your outdoor walkways in Sacramento.

repair: Taking My Disposal For Granted - 05/09/15 09:55 AM

Taking My Disposal For Granted

Nearly every home that I have owned has had a garbage disposal in the kitchen, it is a standard feature in most homes today. I older homes, like my first, I had to add it myself.
I don't know about you but I that the disposal for granted. Rinsing off the dishes before loading the dishwasher I hit the switch to clear the flow. I came across something a little different recently. It was not so convenient as this.
The older home did have a kitchen disposal all right but it wasn't so convenient. The switch was in … (20 comments)

The Sag Tells The Story

We see it in fences and railings all the time, it catches our eye and we all know something is wrong with the construction. Sometimes it is an easy fix, other times it may be too late.

The sagging fence or railing is usually caused by trying to spam a distance between two posts or supports that are just too far apart. The gap can not hold the weight over time and sags. Sometimes this can be repaired by adding support between the posts; other times it just … (8 comments)

Did You Find The Leak In The Wall Under The Sink In Rocklin, CA?

When it comes to finding and repairing water leaks in the Sacramento Region, it was been my experience that it is often in a hard to reach areas. Leaks behind shower tiles, in the floors and ceilings, and yes, even the walls of the kitchen sink. That shouldn’t be a surprise, water supply and drains are found in areas where there is a lot of finish building materials, and so getting to it takes some time and experience.
This leak in the wall that … (13 comments)

So Its That Time Of Year Again,
Get The Ladder.

We try to get to many of the properties to clear the gutters before the major rain season. That has been interesting in the drought years! :) The idea is the get the months of debris out so that the water can flow freely during the heavy rains. There can be some problems though.

Not all of the leaves have fallen from the trees and will be falling and clogging downspouts despite the cleaning. Of course the initial cleaning will reveal rusty parts, loose gutters, and … (17 comments)

repair: Now That Things Are In Place, Let's Get It Closed Up. - 11/22/14 05:56 AM

Now That Things Are In Place,
Let's Get It Closed Up.

Sometimes you just have to open things up to see the whole picture before the repairs can be done. One example of when there is a problem under the kitchen sink. With the counter and cabinets removed, it is a lot easier to get in and do the repairs. Imagine working on this inside a base cabinet and all the other distractions.

We Just Need To Open It Up A Bit

A common method of removing and drying walls is to open up the lower portion of the wall. Part of this water damage restoration method is to get the saturated material taken out before molds and mildew can begin. The other part is that with the wall opened like this, fans can be used to eliminate any moisture within the wall cavity.
If you have ever had a small flood or water leak you may recognize the photo. There may be other actions taken to restore a property to it's … (10 comments)

repair: What Water Heater? - 09/14/14 04:28 AM

What Water Heater?

There are some safety issues that we need to keep in mind when it comes to water heaters. One of those important safety requirements is the free flow of air around the unit. In order to function correctly space needs to be kept open.
While talking about something else in this home, it was mentioned that the water heater still needs a pan under the unit. It can be done easily when the unit is temporarily moved.
I didn't realize it was in the room we were standing in at the time.

Wash Your Windows and You Can See That
the Window Screens Need Repair

Okay, it wasn’t that the windows were that dirty that you couldn’t see the need to repair the screens. But when you have to take them down to clean the windows you can really see how old and in need of repair the window screen are.
No big deal, we’ll just get it done right now!

I Won't Crawl Under Your Home, You Have Animals Living Under There!

I consider myself an animal lover of sorts; pets, wildlife, humane treatment and consumption. I think we can live harmoniously the animals but there are some things that I won't do. Crawling into their home is one of these things.

I was asked to go under a home in Fair Oaks to look for the damage caused by a long term leak. This is not unusual for me, I work in dark, dirty, bug filled areas on a regular basis. But this job was a bit … (52 comments)

I Tried To Tell You That The Retaining Wall
Was Going To Fail

Constructing a retaining wall will help in holding back soil from areas around buildings. Without these walls, the soil can erode and push up against the building and wood rot damage to the building over time. Of course the slope would also encourage the flow of water toward the building which can cause it's own problems.
If you are constructing or replacing a retaining wall it is important to hire someone who can do the job correctly. A general contractor with experience in building retaining … (12 comments)

You Say The Electrician Was Here Yesterday
 And Fixed This?

I had to go to Rocklin, CA today to solve an electrical problem. One of the circuits “tripped” a few minutes after being reset. The staff was not able to find the problem and needed to correct the lighting issue soon.
They called an electrician earlier that they have worked with in the past. The young guy apparently spent several hours working on the situation. At the end of the day, he said that he had found the problem and fixed it. The lights tripped again shortly … (49 comments)

How Many Times Do I Need To Fix
 This Same Stucco Column?

I have done more than my share of stucco patching in the past. New windows, new doors, car accidents, and wall alterations can all involve the patching of stucco. If I do a good job in the repair, it should last for many years to come. Generally, that has been my experience.

The exception would be the repeated impact of motor vehicles. Cars and trucks can do quite a bit of damage to stucco. That is exactly the call that I got today from … (2 comments)
