The new tenants were pleased with there new home but had a question regarding a spot in the kitchen floor. The area had a lot of “give” to it and it didn't feel normal. I was called to look at the problem and help out.
There was no signs of moisture in the material and nothing in the unit below that helped answer the question. Since the problem needed to be addressed, I suggested opening the floor to look. In following up on a call to a home in Cameron Park yesterday, I discover that the upper cabinets were falling away from the ceiling. The cabinets were hanging from the ceiling away from the wall, it appeared to be an anchorage problem. I could only see a few screws through the top of the units.

There are times when it is very clear that a job was done by someone less than professional. They may have been hired to do the work but it was not done in a professional manner.
I came across this closet shelf in an apartment, it was completed by a paid worker. Maybe he didn't realize that these boards come in a longer size. Know what you are getting before you pay to have the work done.

Wood fences are not all the difficult in design. Strong posts to keep things up and straight, good framing to support the fencing, and a lasting connection to the fence boards. Each of these are important to a good fence.
Came across this one yesterday that was not too bad but some of the fence posts have rotted at the ground. New pressure treated lumber clear of the soil will bring this old fence back to good form.

Nearly every home that I have owned has had a garbage disposal in the kitchen, it is a standard feature in most homes today. I older homes, like my first, I had to add it myself.
I don't know about you but I that the disposal for granted. Rinsing off the dishes before loading the dishwasher I hit the switch to clear the flow. I came across something a little different recently. It was not so convenient as this.

There is a drain pipe leak under this kitchen sink in Rocklin, CA - inside the wall. While this may not be the best spot to work on the leak, it needs to be done today. The leaking pipe is effecting two other units in the apartment community.

We try to get to many of the properties to clear the gutters before the major rain season. That has been interesting in the drought years! :) The idea is the get the months of debris out so that the water can flow freely during the heavy rains. There can be some problems though.

Sometimes you just have to open things up to see the whole picture before the repairs can be done. One example of when there is a problem under the kitchen sink. With the counter and cabinets removed, it is a lot easier to get in and do the repairs. Imagine working on this inside a base cabinet and all the other distractions.

A common method of removing and drying walls is to open up the lower portion of the wall. Part of this water damage restoration method is to get the saturated material taken out before molds and mildew can begin. There are some safety issues that we need to keep in mind when it comes to water heaters. One of those important safety requirements is the free flow of air around the unit. In order to function correctly space needs to be kept open.
While talking about something else in this home, it was mentioned that the water heater still needs a pan under the unit. It can be done easily when the unit is temporarily moved.
I didn't realize it was in the room we were standing in at the time.

 I had to go to Rocklin, CA today to solve an electrical problem. One of the circuits “tripped” a few minutes after being reset. The staff was not able to find the problem and needed to correct the lighting issue soon.

I have done more than my share of stucco patching in the past. New windows, new doors, car accidents, and wall alterations can all involve the patching of stucco. If I do a good job in the repair, it should last for many years to come. Generally, that has been my experience.
