repair: When Lightweight Concrete Cracks - 07/22/14 04:41 PM

When Lightweight Concrete Cracks

I have heard many times that there are two kinds of concrete; one is cracked and the other is going to crack. Now I don't know it this is necessary true in all cases, I've seen some pretty old concrete that is still going strong. There is some truth to this statement though.
Concrete is a very hard surface but it doesn't handle movement very well. This lack of tinsel strength is what leads to the cracking in concrete. The concrete can be reinforced, this will help stabilize some additional movement. This movement can be … (14 comments)

repair: I know why you are still getting water inside the building. - 07/16/14 01:49 PM

I know why you are still getting water
inside the building.

Looking at the siding, I can see that you have a problem and it may be the reason why the ceiling is leaking when it rains. Not all leaks are caused by a faulty roof, look at the big picture of the problem area.
Over time siding can go bad and fall apart. This may be due to improper flashing, or paint preparation. If it is left uncorrected, it can lead to bigger problems. If water penetrates and getting inside the wall, it can … (31 comments)

repair: Funniest Thing I Saw Today - 07/14/14 04:42 PM

The p-trap is an integral part of your plumbing system, it serves an important function and needs to be in place. Any plumbing drain in your home or office will have this, anything that drains into the sewer line. The shape of the p-trap creates a pocket of water that prevents the sewer gases from entering you home.

It is true for all drains; sinks, toilets, washing machines, and tubs all have a trap. The sink p-trap is probably the easiest to see, it right under the sink. Your shower and tub will have one under the drain so … (48 comments)

repair: Yes, I think it's time for a new water heater - 07/11/14 01:10 PM

Yes, I think it's time for a new water heater

I'm not sure why the question even came up but it did. The water heater was leaking in this Arden Park Home, the hot water was virtually none, and the unit looked like it had a fire inside.

Sounds like a no-brainer right?

They had to ask, “Do you think it's time for a new waterheater?

repair: California Door and Hardware came through for me today - 07/01/14 04:34 PM

California Door and Hardware
came through for me today

I got a late call last night regarding an apartment break-in in Sacramento. The thieves kicked in the door and stole a bunch of things and got away. I got called because the manager needed to get the entry door replaced as soon as possible. There is no way of getting a door in the middle of the night, so I told them I'd fix the door problem first thing in the morning.

I may have over promised, I didn't even know what kind of door I … (12 comments)

repair: This big door has been a problem for years in Rancho Cordova home - 06/30/14 10:45 AM

This 8 foot sliding glass door has been a problem for years in this Rancho Cordova home; we have ordered a new sliding glass door to install.
Funny how we will put up with doors and windows that aren’t functioning correctly in our own home for the longest time. We find ways to “get it to work” or choose not to use it at all. We do that for years and sort of forget that it was a problem until someone else notices or doesn’t understand why you have to “work it”.
Most doors in Rancho Cordova function the … (8 comments)

repair: Tub/Shower Replacement Contractor in Fair Oaks - 06/28/14 02:32 PM

Tub/Shower Replacement Contractor
in Fair Oaks

As an apartment repair contractor in the Sacramento Area, I have had the opportunity to replace tub/showers of all sorts. The usual enclosure is a fiberglass or rigid plastic that is pretty durable and low cost. You will see these in many apartment units in Fair Oaks.

These tub/shower units do not last forever. The most common problem is that they do crack over time. They are sturdy, with normal wear and tear they will last 20+ years before stress crack begin to appear. Once the cracks appear they can be patched … (2 comments)

repair: It May Be One Rotted Board, But Have You Seen Where It Is? - 06/11/14 03:32 PM

It May Be One Rotted Board,
But Have You Seen Where It Is?

Wood rot is not limited to those boards that are easy to get to. All wood can potentially rot, it just needs to be repaired. Take into consideration where the rot is before making assumptions as to how long it will take to replace.

Consider this small rotted piece of 6x6 trim in the picture, it would be easy to just fix this if it were at ground level. This small board will require some planning and extensive safety precautions, but it will get … (8 comments)

Grinding Those Concrete Trip Hazards Is Only A Temporary Fix

We have all seen those areas of sidewalk where the concrete has risen and a “trip hazard” is created, usually due to tree roots pushing the concrete up. It can be dangerous and a liability. Concrete grinding can be a good remedy at an affordable cost.
If the source of the problem, the root, is not dealt with the problem will happen again. Of course, the concrete may be ground again but there are only so much concrete to grind. Eventually the concrete will need to … (16 comments)

repair: Good Reasons Why You Have Rotted Wood on Your Sacramento Home - 06/10/14 02:14 AM

I Can Think Of Several Good Reasons Why You Have
Rotted Wood on Your Sacramento Home

Having wood that is rotted is not the end of the world, it’s just something that needs to be addressed. In Sacramento, we see that the wood rot can be traced back to some common causes. If we can correct the causes of the dry rot, then we can repair the damage that the moisture created. Just repairing the water damaged wood would only be a temporary fix.

What are some causes for wood to become damaged in Sacramento?

Water … (12 comments)

repair: Even a small apartment fire can be troublesome - 05/28/14 01:43 PM
Even a small apartment fire can be troublesome

Over the holiday weekend, there was a small apartment fire in a Cameron Park apartment community. Luckily the tenants had insurance and quickly contacted there insurance company for help. That was just the beginning of the apartment repair.
The fire was small; it started on the stove and ruined the stove and microwave oven. Apparently it was a grease fire that burned for a while until the fire department and staff could get to it. The cabinets, counters and flooring can all be saved, but the smoke carried throughout the unit. This … (32 comments)

A bad repair will only make others wonder
what is behind it.

As a general contractor in Sacramento, I get the opportunity to see a lot of water and dry rot damages in the Sacramento region. I have seen rotted wood in various stages of severity. Water damage in the early stage may be very common, but the badly damaged wood is usually what I get called to repair.

Quite often the area of leaking has been patched by someone in the past. Some are good patches and some are just downright silly. The patch can … (12 comments)

The only way to fix that sinking floor
is to get dirty.

My friends like to tease me about how I never get dirty while at work. Maybe it’s just that I deal with decision makers regularly and I feel the need to look presentable at any time. Today was not one of those days however.

I recently posted about a sinking floor in an apartment community in Rancho Cordova. There was no getting around it, I needed to get under the building and get dirty. I spent a good chunk of the day setting piers … (26 comments)

repair: Is the floor really sinking that much? - 05/21/14 02:11 PM

Is the floor really sinking that much?

I often get calls to do repairs after a tenant has moved out of their apartment in Sacramento. It's at this time that some things get noticed that may not have been detected while the resident was living in the unit.

When I was told that there was a problem with the floor in a unit, I had to come see. There are several reasons for a sinking flooring, some more complicated than others. This floor lacks structural support under the floor. We will be lifting the floor system … (28 comments)

repair: I Think The Stucco Is Falling Off My Walls - 05/20/14 12:14 AM

I Think The Stucco Is Falling Off My Walls

Many of the older homes down in the Sacramento Downtown area have a interesting mix of exterior building materials. You can see wood siding, lap siding, stucco, and stone – all on the same building. This is not always the original construction of the older homes in Sacramento, but it is currently.

It looking at a home built in the early 1900’s yesterday, it was apparent that some repairs were desperately needed. One of the concerns were the areas of stucco had cracks. They had been concealed at … (30 comments)

repair: I can find that plumbing leak in your Sacramento home! - 05/13/14 11:03 PM
I know You Have A Leak, I Will Find It.

Finding a leak in the plumbing drain lines can be a bit of a scavenger hunt at times. There are signs of leaking in your Sacramento home that you can easily see but you don’t know where the water is coming from. A Sacramento contractor may be a good choice to help find and repair such a leak as this.

Whether the water is coming from a drain pipe or a water supply line, it needs to be addressed. Finding the leak isn’t always easy because it can travel … (18 comments)

repair: My Sacramento Bathroom Floor is Sinking, Can It Be Fixed? - 05/12/14 10:14 PM
My Sacramento Bathroom Floor is Sinking,
Can It Be Fixed?

As I walked on the bathroom floor in Sacramento, I knew that the floor had been wet for a long time and was going to fail soon. You don’t have to be a general contractor to know that this is a floor that needed to be repaired soon. Floors need to be solid and firm, this one was not.

Judging by the installation of the tiles, the previous repair was not done by a professional contractor. The floor tiles were just put down to cover up the problems below. … (14 comments)
