Temporary fix when the shut-off doesn’t shut off.

When it comes to working in apartment communities in Sacramento, some jobs can quickly become troublesome. Plumbing seems to be a regular issue in apartments; it need to be fixed without making a mess, as quickly as you can. Some days are a challenge…

I got an emergency call for a water heater replacement in Sacramento, the plumber did not show up on Saturday as promised. The tenant was without hot water for a couple of days, and was angry and desperate for hot water. I try to anticipate … (18 comments)

repair: Why are the soap dishes falling out of the shower walls? - 05/08/14 04:51 PM
Why are the soap dishes falling out
of the shower walls?

I have asked this question of the management of an apartment community many times over the last few years, and have gotten no answers. In repairing the soap dishes I have been able to draw a few conclusions.

Reasons why is your soap dish coming off the shower wall?

The wall is wet and crumbling The soap dish was not installed correctly Improper adhesive Poor mix of grout Too much weight Used as a grab bar

Bad Repairs Can Even Happen
In Million Dollar Homes

As the woman on the phone was describing to me her situation, I knew exactly what she was talking about. I've seen it many time before in all sorts of Serrano homes. The repairs that were done, needed to be done again just 2 years later.

The repairs were to satisfy a termite report when the couple bought the place. The dry rot repair in El Dorado Hills met the requirement – remove and replace with like materials. The problem is that if you do not solve the … (25 comments)

repair: Why is that drywall on the outside of the building in Sacramento? - 04/10/14 12:43 PM

It is not unusual to see the paper on drywall peal back when exposed to moisture, the paper expands and detaches from the gypsum behind it. Repeated exposure to damp conditions will expand and contract and warp. This piece of drywall is on the outside of the building exposed to extreme conditions like heat, sun, rain, and wind. It is no wonder that it has failed.

repair: I do remember installing that tub/shower fixture, but not the brand. - 04/08/14 11:15 PM

About five years ago, I was asked to install a new tub/shower plumbing fixture. The client had purchased the fixture that I was going to install; I remember that it was difficult to install but not the brand name or manufacturer.

Recently, I was called out to look at a leak under the bathroom. The leak was right below this tub that I worked on, so I was concerned that I had done something wrong in the installation in that bathroom.

I started by opening the ceiling area below, thinking that I may have been the drain line … (28 comments)

I Can Repair Vanity Cabinets to Save You Some Money, But Not This One.

Tromler Construction spend a great deal of time working with the owners and property managers of rental properties. Everyone is concerned with costs, and we do our best to produce a quality product that doesn't create a financial hardship. To do this, we have to make some choices when it comes to the repair or replacement of some items.

Let's take vanity cabinets for example, drain leaks and flooded floors can cause a cabinet to swell and become noticeably damaged. They can … (40 comments)

What do those cracks in the walls mean?

Over time cracks do appear in walls and ceilings of homes in Sacramento. These cracks may be found in your home too, but why is that? Why do cracks happen? We can probably simplify that answer into one word – movement.
It is common to see cracks in the drywall at the corners of windows and doors; there tends to be more movement there then in the middle of the room for example. The movement can come in many forms: vibration, not enough fasteners holding the drywall, settling of … (10 comments)

Too Much Weight or Just a Warped Post?

This really caught my eye because I know that the deck was very heavy and the spam between the posts was too far apart. Maybe it was just a matter of the board warping but it didn’t look right. If it were my house, I’d replace it either way; a warped post is not as strong as a straight one!

Heading Back to Elk Grove for a Soffit Repair,
I Hope It Rains

When I got a call from an apartment manager about a soffit repair, I took the 75 minute trip to see what needed to be done. She had sent photos, but I needed to see more than that. I wanted a better idea of what the problem was and the photos didn’t provide the answer. The problem area was situated above the stairway which made it impossible to get to with the ladders that I had, the photos didn’t show that either.
On my visit, … (6 comments)

repair: Those Tree Roots Out Battle Concrete Curbs every time in Sacramento - 03/25/14 06:38 AM

Those Tree Roots Out Battle Concrete Curbs every time in Sacramento

When it comes to the tree roots vs. concrete curbs, the concrete doesn’t stand a chance. This is especially true if the concrete does not have any steel reinforcement. Having some rebar or wire mesh adds a great deal of strength. Even then, the proximity of the tree itself is a factor.

If you are replacing those concrete curbs in Sacramento, look for an experienced contractor to do the job right.

repair: What About This As A Way To Dry Out That Sacramento Ceiling Leak? - 03/20/14 05:29 AM

What Do You Think About This As A Way To Dry Out That Sacramento Ceiling Leak?

When dealing with major water leaks in homes and apartments in Sacramento, it can mean completely opening up the walls and ceilings to get rid of the water damaged materials. This can get very messy and be very expensive to rebuild. I had the opportunity to see a different method practiced.

This unit can help in many situations where the drywall needs to be dried out. It is best in a one-time major water leak, not the slow moldy … (6 comments)

repair: It's a drought year in Sacramento, where's the water coming from? - 03/16/14 12:21 AM

It's a drought year in Sacramento, where's the water coming from?

This Sacramento apartment community was getting a lot of standing water in and around the sidewalk of the common grounds. It hadn't rained for a while but the pooling water would not go away. The first thought was that the irrigation was running, but that wasn't the case.
This Sacramento apartment had an underground main water supply leak and didn't know it. The actual leak was under the sidewalk, caused by the growth of the tree roots. The sidewalk was opened up and the water supply … (23 comments)

I Do Remember You Calling Me
About Your Leaking Gutters in Sacramento

You have that two story home in Sacramento next to those large trees; the gutters haven’t been cleaned in over three years and have begun to rust pretty severely. It was last winter near the end of the rainy season wasn’t it?
Yes, it was toward the end of the season because after we talked the rains had stopped. I do remember calling you back when it stopped to ask if you were ready to get the gutter repaired. It was the perfect time because the … (13 comments)

Yes, The Cabinet Looks Nice But
What Happened To The Hose Bib?

I was asked to give an estimate on remodeling a laundry room in an apartment community in Carmichael, CA, but I didn’t get the job. I don’t always hear why that happens but my guess is they got a better price. It’s not a fair practice but many times a client will get the lowest bid then “shop it around”; that is, show the estimate with the price and look for someone to beat it.
If I find out about someone doing this, I won’t bid … (66 comments)

My Favorite Stovetop Test – Photo

I get asked to look at homes from time to time; usually for dry rot and water damage repair but sometimes just to go through and check the general condition of the home.
Many of the tests are done at the same time like running water to check for leaks, turn on the furnace, and running some of the appliances. There is no use sitting and waiting for the water to get hot when there are other things that can be heating up.  J
I love to turn on … (30 comments)

Proper Drainage Requires a Good Slope in Sacramento

I got an opportunity to look at a home in the Arden area of Sacramento that has experienced poor drainage in the past. Water around the home had nowhere to go so it would just puddle up near the perimeter of the home. This can be a problem. running a hose down the drain line created flooding long before reaching the front of the building.
Because of the grade of the lot the back yard cannot be raised and the front yard is relatively flat all the way … (18 comments)

repair: Don't paint that spot yet, you didn't prime it first! - 02/22/14 01:22 PM

Sure, you can go ahead and paint that water stain,
but don’t forget the prime it first!

Often times a roof leaks, or there is a plumbing or drain that causes a stain in the ceiling or wall of your home. The repairs have been done and there is no damage to the drywall but it is stained. Can you paint over that spot?
Absolutely, but make sure that you apply a quality primer first.
I cannot think of a brand of paint that I have used that will cover a water stain without the stain … (15 comments)

repair: Why a 3” Drain Pipe Should Not Be Installed in a 3 ½” wall. - 01/06/14 02:56 PM

Why a 3” Drain Pipe Should Not Be
Installed in a 3 ½” wall.

Here is the situation, you have a wall, like most walls found on the exterior of homes in California. The space in between the interior drywall and the exterior siding is 3 ½”; this is the same space you will find filled with insulation. On occasion, we see 3” drain pipe running through this size wall.
So you may be thinking, “Tom, 3 ½” is greater than a 3” pipe. Why can’t it be installed?”
Great question.
Any of the plumbing … (13 comments)

How is that side garage door looking?

Most homes in Sacramento County have a door that leads to the side of the building, it allows you to go outside without opening the large roll-up car door. This pedestrian door can be very useful but also is in need of repair.
This side garage door is often overlooked. If you do not use this door often you may want to take a look at it, open it, and see if the lockset still works. Of all the doors that a home has, this one is usually most in need of … (9 comments)

Plumbing Drain Leak Repair Inside Wall Found
in Folsom, CA

If you call someone to repair your plumbing drain leak in Folsom, you better check that he is licensed and has experience in doing the repair work. We were called out to give a second opinion on the leak. The owners were glad they did!
Finding a plumbing problem inside this Folsom home involved some conversation with the owner. I like to know things like when does the leak occur? Is it constant? Water use patterns and so on. This all helps in finding that hidden source of water … (14 comments)
