Replacement tiles don’t always match in size and color – Check before demolition

Tiles found on counters, floors and walls come in a wide variety of shape and sizes. Even the tiles that are supposed to be the same can vary slightly in color and size. Same manufacturer, slightly different tiles. It is important to found out what your options are before the removal of the tiles. In some cases it may not matter, in others, you may have to consider a different solution.
These new bullnose tiles were slightly smaller in size and a shade lighter … (7 comments)

repair: When previous work is not right but outside of your scope of work - 11/10/13 09:59 PM

What do you do when previous work is not right
but outside of your scope of work?

As a general contractor in Sacramento, I get to do dry rot and water damage repairs in homes throughout the Sacramento Region. It takes me into all sorts of homes in all sorts of areas because water damage can happen anywhere.
Many times the job that I have been asked to do has been done prior. Either the source of the water problem was not corrected, or the repairs were not done right. Because of the nature of the repair work, … (6 comments)

Sometimes the Wood Rot Is Under the Shower Pan

Wood rot can be found in many areas around the bathroom; sometimes in the worse places. In Sacramento, we see wood rot in some hard to get to places in the bathroom. Today we had the task of removing and repair the subfloor under a shower pan in a Rancho Cordova home. Unfortunately there was no way to get to the rot until we removed the shower pan itself.
This is a rather extensive repair but it is not always the case. There are often ways of getting … (6 comments)

Do You Trust Your El Dorado County Contractor?

As a contractor in El Dorado County, I have been fortunate enough to be called to repair dry rot and water damage in many of the apartment communities in the county. Roofs leaking from rains in the winter can seem like a regular event in the foothills of the Sierra Mountains.
One particular apartment communities has had an ongoing problem with the roof leaking and damaging the ceiling and walls for several years. It hasn’t been the same leak but the roof was so old that the winds would blow off … (4 comments)

The Life of Caulking May Be Misleading, Check it Regularly

There are many different types of caulking for many different applications. Using the correct product for your project is very important for favorable results. But just how long does the caulking last.

Usually not as long as they claim; you can help achieve longer lasting caulk life by doing a few things in the beginning.
Read and follow the instructions on the product. It is important that the surface is properly prepared, a clean dry surface has a better rate of success than just applying the product over the … (14 comments)

Sagging Roof Will Not Get Better On Its Own – Photo

I was driving through this neighborhood in Placerville, and happened to see this horse building that looks like it is in need of repair. The roof has sagged and will get progressively worse. It would seem to be an easy repair at this point.

It may be cooler outside these days, but the attic is still pretty warm.

We all know that heat rises, so the space above your home is warmer than your home. While the temperatures have been cooler outside, the temperatures can still be pretty warm to be working in the attic for several hours. I had that opportunity today.
I may have sweat off several pounds today alone, but I don’t think this is something that I’d recommend doing on a regular basis. I was there because I had to find some leaks that were causing water damage in … (47 comments)

Mystery Cracking in Concrete in Sacramento

I was called out to bid on a concrete ramp that was damaged by tree roots. This is not something out of the ordinary when it comes to concrete sidewalks and ramps. Tree roots can be a regular problem even in newer concrete if the roots are not controlled.
The concrete ramp that I looked at in Sacramento today had been repaired a few years ago and has already cracked. I found that the cracking was a bit of a mystery though. I have circled the two areas where the cracks were … (36 comments)

A Sure Sign That You Did Not Fix
The Water Leak in Sacramento

I get an opportunity to see plenty of water related damages as a general contractor in the Sacramento area. Damages caused by water can come in many forms and the source of the water varies. Much of the work that I see is after the repair has been done by others.

Occasionally, I am asked to clean up the repair area long after the repair has been completed by others.

When looking at a cleanup project in Sacramento today, there were a few … (16 comments)

After years of leaking roofs, the damage can show up in the flooring.

A long time apartment resident finally moved out after nearly 20 years. The building had a leaking roof for a few years and the water had worked its way down the fireplace chase. The water did not appear in the walls, so no one had any idea that there was a problem until now.
There were a few areas where the damage was so extensive the flooring had become very weak and brittle. Now that we know that there is a problem it will take a … (9 comments)

Apartment Flood Damage Repaired by General Contractor

It is important to have a General Contractor with experience in water damage repair when an apartment flood occurs. In Sacramento, we get contacted to help bring a flooded apartment back to its original condition. Often times these units are occupied and the need to complete a project in a timely fashion are great. The restoration can be broken into a few important steps in order for the property management and occupant pleased with the results. It is critical that all parties involved are aware of what needs to be done at … (8 comments)

Mold Between The Sheets, You Gotta Take A Look

When we get called to come to look at a water leak in an apartment community, there are some common problems that are apparent. Usually there are a lot of wet building materials that has to be removed. The materials that are not removed and replaced needs to be thoroughly dried before the surfaces are closed.
If we get in and do our job right away, we can often prevent to growth of mold. There are many factors in the growth of mold in an apartment. One of the factors … (12 comments)

Sometimes you have to talk to the client
as if he were a child.

I coached basketball for many years, I learned a lot about teaching working with those young players. No matter what the age of my players, I found that they would respond best if I were to explain what we were going to be doing in a way that they could understand. Just saying what I wanted was never enough, they needed to comprehend it.
I find that this comes in handy as a general contractor in Sacramento too. Many of the average homeowners and … (68 comments)

repair: Even concrete walls need to be repaired in Sacramento, CA. - 08/26/13 04:39 PM

Even Concrete Walls Can Crumble Over Time

I was called out to look at a precast concrete wall that was failing in Sacramento, CA. The crumbling concrete pieces were called out during an inspection by the County of Sacramento.
The precast concrete wall pieces seem to be failing horizontally at the point where the rebar was imbedded in each piece. My guess is that a combination of movement in the wall and flaw in the manufacture of the pieces.
While the County noted that the bottom course had to be corrected, I think that the owners need … (12 comments)

FAQ - Do I Have To Fix The Dry Rot Repairs
in Folsom, CA Right Now?

The quick answer is no, you don’t have to make any dry rot repairs in Sacramento. But…
There are some others things that need to be taken into consideration though. If you are selling your home, it may be a part of the deal to rid the home of dry rot before the close of escrow. If that is the case, you want to get this taken care of right away and signed off.

Some reasons why you may need to … (13 comments)

Sure I’ll Repair Your Citrus Heights Fence;
Where Is It?

As a general contractor in the Sacramento, CA area, I get calls for the repair and replacement of wood fencing. On a recent home visit, I had difficulty even see where the existing fence was located. The wood fence is buried deep within the overgrown landscaping of this backyard.
Impossible?
No, but we will likely have to get permission to come in from the back side neighbors home. The two are sharing the cost, is I hope this works out.  J

The Door To My Apartment Got Kicked In, Can The Door Jamb Be Fixed?

Of course the door and jamb can be fixed, anything can be. It may be a little more involved than just putting some glue and nails into it and making it look pretty.
Once the door or door jamb has been kicked in, it is no longer structurally sound to do what it used to be able to do. It will be much easier, and less secure to piece it back together. The repairs can still be done, just with more strength.
A repair would … (76 comments)

repair: My Apartment Has Lightweight Concrete, Could I have Dry Rot Damage? - 08/17/13 05:04 PM

My Apartment Has Lightweight Concrete,
How Could I have Dry Rot Damage?

In Sacramento, and the surrounding areas, many of the apartments are constructed with lightweight concrete flooring. You may not know what kind of construction your floors are made of because the floors are covered with carpeting, tile, or linoleum. If all is well, you really don’t need to know.
We got a call from an apartment manager concerned about a bathroom floor that had rotted and started falling apart. With a little more investigation, there was dry rot damage due to moisture getting into the flooring … (32 comments)

Let’s just weld this thing back together, it’ll be fine.

I have been looking at quite a few carports in the apartment communities around Sacramento lately. I’m not sure why the surge, but there have been many calls for the repair of carports of all sorts.

At a recent community, a few of the structures have been hit pretty hard in the past. Hard enough to cause the carport posts to shift and no longer be straight. In the photo, you can see that the carport is leaning.

There were signs of repairs; some just didn’t seem … (7 comments)

Does Your Sacramento Rental Property Need A Contractor?

When a contractor is asked to come into an apartment after a tenant moves out, it usually means that they are extensive damages done to the property that needs to be repaired. In Sacramento today, I got a chance to take a peek into one of these units after the tenant skipped out during the night.
The property had some serious repair needs, holes in the walls, doors and cabinets, broken fixtures, and damaged flooring just for starters. It’s a shame that tenants create such damage and leave town. But all … (2 comments)
