Need Carport Damage Repair in Your Apartment Community?

As a general contractor who does a lot of work in apartment communities in the Sacramento area, I have seen more than my share of damaged carport covers. No apartment complex is immune to this sort of damage. The usual culprit is a moving van. Drivers of these moving trucks are not usually experienced truck drivers. They drive a U-Haul truck to move in or out only when they relocate.
If you do drive your own moving truck, be careful!
You have to realize that the truck is taller … (8 comments)

You Have To Get The Bad Wood Out
Dry Rot Doesn't Just Go Away

One of the problems that we see with dry rot repairs is that the work is not thorough. If you are removing wood that is rotting, all of it needs to be removed. This is necessary for a couple of reasons.
Rotted wood can continue to rot if left untreated.
Wood that has dry rot is structurally less strong than lumber without rot.
It is important to get all the lumber that is soft, if it is soft, it is rotten wood – … (10 comments)

Dry Rot Repairs Behind The Stucco Exterior
Can Be Difficult To Get To

Getting to the dry rot in the building can be a challenge sometimes. We have found that many of the buildings that have stucco exteriors can be suffering from dry rot inside the walls. Moisture getting into the framing of the building can do a lot of damage before there are any signs of rot on the outside.
As the moisture continues to be exposed to the wood framing, the rot continues to grow. Since it behind the exterior stucco finish, the repairs can be … (15 comments)

I see the bad patch; I want to know WHY it was patched.

How many times have you walked into a room and noticed a bad patch job. That spot where the doorknob hits the wall, the area just outside the shower, or along the side of the window; there are many spots that you will see a poor wall patch. Usually it will be painted to match, with the hope that no one will notice.
If you see something like this in a home that you are looking to buy or rent, don’t settle for the … (14 comments)

Hot is a relative term – Photo

Sacramento has been experiencing some hot days this October. We have been repairing some lightweight concrete decking and the temperature can be troublesome. Today my “hot mopper” Dan, had to apply hot tar over the new structure to waterproof the surface before the light weight concrete can be poured. Mopping molten tar in this weather is much more than I am able to do.

Surprising How Often It’s Needed

Need carport repairs in Sacramento? You are not alone. We have been getting calls for these repairs in the last few months. I don’t know if it is a trend or the fact that managers are realizing that we repair carports. Either way, carports can be fixed.

Most of these carports in Sacramento that we see are in apartment communities. Generally they are constructed of steel posts and framing with a metal corrugated roof. However, the styles can vary and often match the exterior finish of the apartment complex. … (8 comments)

I have a water leak!

But I don’t know where it’s coming from.

It is important to get any moisture problems taken care of as soon as possible. If it is an active water leak, the source of the problem has to be corrected. A good contractor can do that for you, you don’t need to find the water source yourself.
Too often the homeowner or property manager tries to find an answer, delaying the repair until the answer is found. Contractors with experience in water damage repairs know what to look for, how to prevent … (6 comments)

Do you think this sink drain has been repaired a few times?

I’ve seen my share of leaking drain pipes as a contractor in Sacramento, this drain line was not leaking. I am grateful for that; I’d have to find a fourth type of drain to keep the trend of unmatched parts.

Can my wood fence be repaired?

In Sacramento, many wood fences are in need of repair by a contractor. You may have a fence that stating to come apart and in need of repair. What is wrong with your wood fence?

Rotting posts – A wood post that is rotting at ground level will start to lean. You can probably push the fence back straight, only to have it return when you let go. The post is no longer supporting the structure and is putting a stress on the wood and fasteners.

Sagging fence rails – … (4 comments)

Will my dry rot damage repair be covered under my homeowners’ insurance policy?

In Sacramento, we see dry rot repairs that can be very costly to bring back to its original integrity. It doesn’t mean that, as general contractors, we overcharge to do these dry rot repairs, it just take some time to get to and repair the rotted wood. Not all of the repairs are surface trim boards that we do can be easily reached. The repair calls that we get usually are inside walls, floors roofs and other hidden areas.
Many homeowners choose to ignore areas … (13 comments)

Dry Rot and Water Damage is Everywhere

When you think of problems with wood rot and moisture damage, you probably think of your own home. It’s a natural reaction because it affects you personally. The problem is much bigger than just your home.

I had an opportunity to talk to some new friends down at the pool today. According to my new friends, dry rot and water damage is an international concern – it can happen anywhere in the world. With proper construction and maintenance, damages can be held to a minimum.
It is important that your property is … (10 comments)

Oh Crap! I think my toilet flange is cracked!

As a general contractor in the Sacramento area, I have seen my share of toilet related problems in apartments and homes. A toilet is an important fixture in the home, getting it to function correctly is a high priority for many. This past week, I have had three toilet flange problems that could have led to serious water damage in the future.

What is a toilet flange?
There are two bolts at the base of the toilet that secures the fixture to the floor. If you were to remove … (17 comments)

Sacramento General Contractor Repairs Wood Rotted Pergolas
I was asked to look at this pergola in a Sacramento Apartment Community, it had a lot of dry rot damage. The rotted wood has raised safety concerns and will be replaced or repaired soon.

Wikipedia defines a Pergola this way:

Redwood Deck Repair in Fair Oaks

Your redwood deck has lasted a very long time; you have kept it protected with stains and sealers and did your best to make it last. repair: Things can get rotten, even for Paris. - 06/20/12 03:03 PM

I got a call from a woman named Paris, she was interested in getting an estimate for some dry rot repairs. She knew that she had a problem but wanted to get a better idea of the repairs that needed to be done. I thought I could help her out.

She seemed to be a nice woman, who listened to my recommendations of what she should do. I told her that it wasn’t an emergency but it was something that needed to be done by a professional with experience in dry rot repairs.

She looked familiar, but … (16 comments)

I don’t know what to do, what would an expert general contractor suggest?

If you are faced with making a decision about your dry rot or water damage problem, it would be a good idea to ask someone who knows about and has experience in handling these moisture related conditions. As general contractor with 25 years of experience in the removal and repair of dry rot and water damage repair, I think it is important to find out what should be done. Whether you choose to follow the contractor’s advice, is your own business. At least find out what … (16 comments)

repair: I've repaired it already, why is this water damage recurring? - 06/05/12 10:21 AM

I've repaired it already, why is this water damage recurring?

If the same water damage recurs, then the water damage problem was never corrected properly. Sure, the damage may have been removed and new material put in its place, but the problem still exists. So don’t have the same repair done again.
It is important that the contractor or handyman that you hire understands why this sort of thing happens. Where is the water getting in? Is the flashing installed correctly? Are the windows leaking? These and many more questions need to be asked by the repair person if … (10 comments)

repair: So you think your bathroom exhaust fan is working correctly? - 06/02/12 12:57 PM

Just because your bathroom exhaust fan is running,
Doesn’t mean it is working properly.

I was working on an exhaust fan in a bathroom today, it was filthy, noisy, and it didn’t seem to be moving the air through the vent. I decided to open it up and change the motor, and clean up the housing. After opening the cover and removing the fan motor, I noticed the back draft damper was stuck solid in the closed position.
(The photo is taken from inside the original fan.)

No air was flowing through the bathroom exhaust vent!
