Crazy day In the summer heat today

My guys were in favor of getting done early today. It was going to be hot and they like getting done early on a Friday – that's the original plan.

But many plans in the construction repair industry gets changed with one desperate phone call. That half day sliding glass door install was just the beginning, an emergency water heater replacement needed attention before the weekend.

I was happy to get this installed in the afternoon, everyone was happy.

Yes, I think it's time for a new water heater

I'm not sure why the question even came up but it did. The water heater was leaking in this Arden Park Home, the hot water was virtually none, and the unit looked like it had a fire inside.

Sounds like a no-brainer right?

They had to ask, “Do you think it's time for a new waterheater?

water heater: Yes, that hot water can destroy the light-weight concrete - 01/13/14 03:17 PM

Yes, that hot water can destroy the light-weight concrete

I probably wouldn’t have believed it until I saw it myself many years ago, but a long tern hot water leak can actually turn light-weight concrete into a slurry mess over time. The hot water breaks down the solid concrete into its unharned form and will not harden again.
Remember that the next time there is a small leak in an apartment unit.

water heater: I see you replaced the water heater, how about the floor under it? - 06/23/13 03:46 PM

 Sacramento Water Heater Installation
Missed an Important Step

The leaky water heater has been replaced; no more leaking into the downstairs unit. That’s great; the new water heater was installed in Sacramento soon after being called for replacement. The installers came and got that new unit in and were done.
Problem solved right?

What about the water damaged flooring under the unit? That rotted wood is structurally weak; I’m surprised that the weight of the water heater hasn’t crashed through the floor already. Why didn’t the floor get repaired while the water heater was … (16 comments)

Have you considered getting a new water heater?
I think it’s time you did.

As a general contractor in Sacramento, I get to see plenty of homes, apartments, and commercial buildings. Many of the calls for help are while the property is vacant; the tenant or owners have moved and the process of making the place sellable (or rentable) begins.

One of the things a contractor can do for you while there is to just take a look around. The place is vacant, let him stroll through the place and look for signs of potential problems. This … (11 comments)

Is That a Water Heater in Your Bedroom Closet?

I got an opportunity to look at a vacant apartment unit in the Carmichael, CA area today. Though I went to look at the exterior siding that was rotted, I got a chance to view to inside that had been altered a bit in the past.
The original two bedroom unit was transformed into a three bedroom by grabbing a bedroom from the adjoining unit; the remainder of that unit was converted into an office. To get to this extra bedroom you have to walk through a closet with … (15 comments)

No, it’s not normal to have electricity in water.
I received an emergency call for a water heater replacement

this morning; the tenant said that they did not have any hot water coming out. This is not an uncommon item to replace, especially when I deal with a lot of water damage repairs. But today I saw something really dangerous.
It was an electric water heater, so I turned off the power to the unit first. The water heater had signs of corrosion and rust and was probably 20 years old. I had to take some photos of this … (21 comments)
