omaha sales: Omaha Real Estate Market – September, 2008

Time for our monthly update of the Omaha real estate market. From looking at the data below in September there were only slightly fewer closed sales than in August (Omaha Real Estate Market - August, 2008).
There is an 8.6 month supply of homes for sale. This is a slight drop from last month as a result of many sellers taking their homes off of the market. As we move closer to the winter the number of homes for sale will continue to decrease but soon the number of sales will as well. The net result will be longer market times.

For those of you paying attention to the Omaha real estate market, the following information should be no surprise.
Things have slowed down quite a bit over just the last month. In the month of July (Omaha Real Estate Market - July, 2008) there was a 7.49 month supply of homes for sale. Check out the dismal numbers for August:
We now have a 9.10 month supply of homes for sale and this number will only increase in the coming months.

So you got an offer on your house. You like the price but what is this about ‘seller to pay 3% of purchase price towards buyer's closing costs?' Basically the buyers are asking for you to pay the expenses that they will incur in purchasing your home. These can include costs related to the loan, prepaid and prorated taxes and insurance, appraisal fee, discount points, survey, title insurance, closing fee, and the list goes on.

How did the month of July shape up for the Omaha real estate market? Check out the figures below.
These numbers encompass all residential listings in the Omaha Area Board of Realtors Great Plains Multiple Listing Service.
Absorption rate is the amount of time it would take for all of the current properties for sale to be sold, or absorbed into the market, assuming that no additional properties are put on the market.
