real estate: I want to thank Tim Miers - 02/29/08 01:04 PM
I want to thank Tim Miers who is the Trumm Team's buyer agent. Yesterday the sale of my listing at 3335 Summit St. in the Florence Field subdivision of northeast Omaha closed. It sold in only six days. The amount and quality of marketing that we do is responsible for bringing in many interested buyers very quickly but without a buyer agent like Tim working for me I would not have the time to handle all of the business that comes my way. Thanks, Tim!

real estate: Your Home Sold in 120 Days or I will Buy It! - 02/29/08 12:32 PM
A lot of agents will make empty promises that if you list your home with them that it will sell quickly and sell for the price you want. They do this just to get the listing. They don't give you any guarantee in the event that they are wrong.
I, on the other hand, guarantee that if you list your home with me that it will sell within 120 days at a price acceptable to you or I will buy it myself. This is something that no other Realtor in Omaha is doing. I do it to show just how serious … (4 comments)

real estate: Verbal Counter Offers - 02/28/08 12:51 PM
In real estate it is not uncommon to counter offer back and forth verbally until an agreement between buyer and seller is reached. Often this is done to hasten the negotiations. A deal can come together hours or even days faster than if each agent has to meet with their client to get each counter offer in writing. Keep in mind that verbal counter offers are not binding. If both parties agree on the final terms, it is not a binding deal until the terms are put into writing and both parties sign it. Up to that point either party can … (1 comments)

real estate: What is the Omaha MLS? Part three - 12/08/07 02:43 AM
This is the third part in the epic trilogy of the story of an MLS from long ago in a galaxy far, far away.
What is the Omaha MLS? Part one
What is the Omaha MLS? Part two
What information about a home goes into the MLS? Everything. The basics include of course the address (duh), style of home; number of bedrooms, bathrooms, and garages; amount of finished square footage, and room dimensions. Finer details include the type of floor coverings in each room, how high are the ceilings, what type of heating fuel is used, are there association fees, etc.

real estate: What is the Omaha MLS? Part two - 12/06/07 02:04 AM
If you have not already read part one, here it is What is the Omaha MLS? Part one.
The MLS information is usually accessible to be viewed by the public through brokerage websites ( or individual agent websites ( or vendor websites (such as The public does not however have access to enter information into the MLS. Thus for-sale-by-owner sellers cannot advertise their homes in the MLS.
So what is the benefit of the MLS? It allows agents to quickly and efficiently advertise properties that they are selling to other agents regardless of what company they are with. The MLS … (0 comments)

real estate: What is the Omaha MLS? Part one - 12/04/07 11:07 AM
What is the Omaha MLS?
The simple answer is MLS stands for Multiple Listing Service. An MLS is a network in which multiple real estate brokerages can advertise the properties that they are representing to other members of the network. In Omaha, Nebraska our MLS is the Great Plains Multiple Listing Service. We have just the one MLS. It covers not only Omaha but also the surrounding cities of Papillion, LaVista, Ralston, Bellevue, Springfield, Louisville, Fort Calhoun, Elkhorn, Gretna, Millard, Plattsmouth, Beaver Lake, and a handful of other towns that no one has heard of. Many larger cities might have multiple … (2 comments)

real estate: Communicating With Your Realtor - 12/03/07 07:14 AM
Communicating with Your Realtor®
A necessary ingredient for any strong relationship is good communication.  And, like all relationships, the one between home seller and Realtor® needs open lines of communication to ensure the ultimate goal of selling a home is reached.
Your first contact with a Realtor®, which is usually by phone, is a good indictor as to how well a Realtor® will communicate with you. Your first contact should be an exchange of basic information; such as the address of your home and general information about it, how long until the home will be ready to go on the market, and … (2 comments)
