Mortgage bond prices finished the week higher which pushed rates lower.  Rate movements were limited most of the week but most of the positive improvements came early in continuation of Brexit fallout the week before.  The U.S. economy grew at a 1.1% the first quarter which was as expected.  Consumer confidence was a strong 98.0 versus the expected 93.1 reading.  Personal income rose 0.2%, spending rose 0.4% and core PCE inflation rose 0.2%. Mortgage bond prices finished the week higher which pushed rates lower.  Rates started slightly worse Tuesday tied to comments from a Fed official regarding future Fed rate hikes.  St Louis Fed President Bullard said, "My sense is that markets are well-prepared for a possible rate increase globally, and that this is not too surprising given our liftoff from December and the policy of the committee which has been to try to normalize rates slowly and gradually over time."  The Institute for Supply Management, which monitors conditions in manufacturing, was stronger than expected.  ADP payrolls printed at 173K which was lower than … (1 comments)

sold by spirit: Tucson Wins Appeal & Tucson's Election System to be Reviewed by Panel - 05/05/16 07:45 AM
In a 2 to 1 decision a three judge panel ruled that Tucson’s election system was unconstitutional because it violated the 14th Amendment of the U.S. Constitution known as the Equal Protection Clause.

The City of Tucson appealed that ruling and has recently prevailed in asking for a full panel of all 11 judges of the 9th Circuit Court to review that decision.

The case will be heard the week of June 20th. A ruling in that case could dramatically impact the decision by the Mayor and Council to give city voters the option to move to a ward-only … (0 comments)

sold by spirit: Authorized User Accounts: How to increase your credit score/history - 05/05/16 07:29 AM
Authorized user accounts have been a traditional method for young consumers to build a credit history and a credit score.  The consumer is added to an existing account as an authorized user but normally is not the individual making the payments on that account. Mortgage lending now requires that consumers who have their credit score based mostly or wholly on authorized user accounts have their credit re-scored for mortgage purposes without the authorized user accounts. This re-scoring typically drops the credit score and can at times eliminate credit scores completely.  Lower credit scores can make the loan process tougher, more expensive … (0 comments)

sold by spirit: Tip for Buyers Mortgage Loan Approval - 04/29/16 02:55 AM
Paying more than minimum on revolving accounts will help mortgage loan approval
Effective June 25, Fannie Mae will start evaluating how all loan applicants have managed their credit over the previous two years: how much they owed in revolving debt each month, the minimum payment allowed on each debt, and how much they actually paid. “Transactors”, consumers who pay off their revolving accounts monthly or pay more than the minimum payment, are a better risk than “Revolvers” who only pay the minimum payment on their revolving accounts.
Paying more than the minimum on revolving accounts or paying them off each month will improve … (0 comments)

The proposed changes include a hiring freeze at the city and elimination of vacant positions. These changes will reduce the city workforce by 236 employees.

There will also be a reorganization of the police and fire departments, increases in bus fares, and reduction in hours of operation for the modern streetcar. Additional proposed changes are an increase in the hotel bed tax, utility tax, and small property taxes.

sold by spirit: Reducing the Cost of a Mortgage for a Couple - 04/08/16 11:05 AM
Couples that has disparate credit scores can lower their costs by having only the person with the higher credit score on the mortgage loan. Both can be on the sales contract and the title to the home.
Lenders use the lower of the two middle scores for consumers applying for joint credit. If the difference between the two middle scores is significant, having both consumers on the mortgage can increase the cost of the loan. Using only the person with the higher credit score can avoid this extra cost. The person on the mortgage loan must be able to qualify for the … (1 comments)

sold by spirit: Tax Season Tips: Beware Identity Theft - 03/31/16 06:55 AM
 Tax Identity Theft

Death and taxes, two absolutes we can count on.  Spring is the season for getting your identity stolen. The U.S. Federal Trade Commission (FTC) saw a nearly 50 percent increase in identity theft complaints in 2015. Of those complaints, almost half were related to tax or wage identity theft. The IRS also reported a huge uptick in tax-related ID theft in 2015—about 2.5 times the number in 2014. All this is to say: hang tough. Identity theft is a problem that's not going away.
As is the case with all cybersecurity, the best way to protect … (0 comments)
