 Once the lender issues the new Closing Disclosure (CD) and the borrower evidences receipt of the document, the three day mandatory waiting period begins before the borrower is allowed to sign the loan documents. The day the borrower evidences receipt of the CD is day one. Sundays and holidays do not count in the three day waiting period. Lenders are allowed to revise the CD during this waiting period and this happens frequently. Most revisions do not re-start the three day waiting period. 1. Total Sales Volume decreased this month to $190,421,972, a 24.24% decrease from last month's number of $251,340,493.
2. The Average Sales Price decreased to $209,485 from $211,566 in October, resulting in a .98% decrease.
3. Total Under Contract decreased by .44% from October.
4. The Median Sales Price declined slightly to $169,000 from $172,825 in October, a 2.21% decrease.
5. Average days on market decreased to 60 in November form 63 in October.

In Arizona, as in many state, recordation is the official close of escrow.  Lender loan funding is a critical step and absolutely necessary component of closing but recordation is the final step when ownership actually transfers.  Just because the lender has funded their loan does not necessarily insure recordation. There can be situations where the Title company is not aware that the lender has sent their wired funds and thus this can delay recordation. Here is an example: The buyer and seller executed an AAR Residential Resale Real Estate Purchase Contract. After the home inspection, the buyer requested that certain roof repairs be made.
