tulsa: Youngest First Time Homebuyers - 09/09/22 01:06 PM
Ethan and Brittany recently bought a home in Tulsa, Oklahoma for $160,000. They are the youngest home buyers I've ever worked with, the previous was a tennis pro Olivia who was 23 and Alex, a nurse, she was also 23. Ethan is 22 and Brittany is 19!
The average age of a first time home buyer in the US according to HUD is 33. So when I witness an outlier event like this, I like to review exactly what happened and ask some questions in order to motivate other people and show the steps to do something similar.
Ethan did live with his … (4 comments)

tulsa: Expectations of Home Cleanliness on Closing Day - 05/28/13 02:36 AM

I have run into this a few times over the years, the gap between the expectation of cleanliness between buyer and seller is not specifically mentioned in the contract and can cause a problem.
Many times, buyers and sellers are extremely busy moving from one dwelling to another and there is a wide variance for the cleanliness of a home that a seller will leave for the buyer.  Some sellers will consider that the home needs to be in immaculate condition and other sellers will do the minimum possible in order to sell the house.  People live in their homes with … (3 comments)

tulsa: Extreme Home Makeover in Tulsa - 01/27/10 03:59 AM
I volunteered for the Extreme Home Makeover that is going to take place in Tulsa starting tomorrow, and wouldn't you know it, there is a winter storm watch tomorrow afternoon through Friday afternoon.
Well, I am scheduled tomorrow from 12-8PM, and Simmons the Homebuilder is saying that, "We will march on, regardless of the weather!!"

It's going to make entertaining TV when it comes out, I'd better dress warm though!!
As far as I can tell, the location is still a secret, we are meeting at the Fairgrounds tomorrow at noon.

tulsa: A Tale of Two Cities (The High End Market and the Low End) - 02/03/09 04:56 AM
Well, the low end market seems to be getting a lot of help these days.  With first time homebuyers (and buyers who have not owned a home in three years) getting the $7,500 tax credit, this should significantly stabilize prices in the first time homebuyer price range.  In areas like Tulsa, Broken Arrow and Bixby, I consider this price range to be $100K-$130K.  The bailout bill being discussed in the Senate right now may do away with the provision that one has to pay this back at all as long as the house is held onto for at least three years.  The Tulsa … (3 comments)

tulsa: soccer scene in Tulsa - 03/31/08 07:22 PM
I went to Memorial High School in '85, left and went to and lived in various places like Arizona (went to ASU), California (Fremont) and Tokyo.  When I came back to Tulsa last October after about twenty two years, I found a lot of interesting things to do outside of work.
I have always believed in my motto that I could live anywhere if there's a soccer field close by.  By all accounts, the Tulsa soccer scene is alive and thriving.  I will provide all the information here to hook you up!
