equestrian property: Lawrence Kansas - Equestrian Home on the Lake! - 05/11/11 01:28 PM
Clinton Lake offers many enjoyable activities, but what some may not be aware of are the horseback riding trails on the South side of the Lake. Rockhaven Park is part of the Clinton Lake area maintained by the US Army Corps of Engineers. The Park is set up perfectly for horses and riders who trailer in and camp on the shores of Clinton Lake.
But why trailer in and camp when you can live there! Right next door is a 40 acre paradise of equine heaven!
Rockhaven Farm is an equestrian dream home located just South of Clinton Lake in Lawrence, … (0 comments)

equestrian property: Real Estate Contracts, or an Old-Fashioned Handshake? - 08/09/09 07:52 AM
I didn't ask them to sign the exclusive before I left town!
Wow! What a busy week, I've been helping some of the new transfers to the Fairfax Assembly plant in the Fairfax District of Kansas City find homes. Many of them have homes back in Ohio or Tennessee that they still have to sell, many of them are looking to rent until that happens.
One couple from Ohio called me a few weeks ago looking for some property where they can keep a horse. As a horse lover myself, this is something I definitely understand. As we worked on finding … (0 comments)

equestrian property: Free Horse if you buy this property! - 06/09/09 11:37 AM
Forever trying to come up with innovative and out of the box marketing ideas, I sat on this one for some time. Since Kansas has disposed of the old inducements law, I am now free to offer something to my clients to show my appreciation.
Missouri is still stuck in the mud with outdated rules, but thankfully I have the privilege of working in both Kansas and Missouri.
I first called the instructor at the real estate school where I take my CE classes. Brad Barker informed me he was 99% sure that offering a horse or most any other chattel was OK … (9 comments)

equestrian property: Horses Making Ice Cream! You gotta see this! - 04/19/09 07:31 AM
I took my Grandson Cody to the farm this weekend I figured we would scout for some turkeys for the upcoming season. We got rained out pretty hard and decided to go to town to get some food.
On the way back we saw an auction sign, now I love a good farm auction and I convinced him it might be fun...
The auction was just outside of Rich Hill, MO. Rich Hill has a thriving Amish community nearby and there were many Amish folks there.
This was one huge auction, they had three auctioneers going at the same time!
But … (2 comments)

equestrian property: Own a virtual horse? Maybe the next best thing! - 04/13/09 12:26 PM

I was doing some SEO work today to see how the site I built for my wife's "horse business"... (clearing my throat and sighing)... was doing.
Now, most who are involved in anything related to horses know the horse market collapsed before the real estate market did. The government in its wisdom destroyed the horse market and made it nearly impossible to sell a horse. But I Digress!
Knowing this, and knowing that my wife works too hard at real estate to make a go of the horse industry I decided to monetize the site and get paid by having … (2 comments)

equestrian property: Hot in Kansas City! - 08/03/08 01:11 PM
Whew! What a brutal day... It's definately not a dry heat.
Not a good day for much of anything that didn't involve a swimming pool or a river outside today.
I went out to feed the horses and the poor things looked like they had been taking a shower.
I felt bad so I decided to go pray for them...

That didn't work out so well either.

equestrian property: Renting horse property and equestrian facilities. Property management of equestrian property. - 02/05/08 04:27 PM
Renting that horse property has a few more details than just renting out a house in the suburbs.
Among the items to consider are: How many horses can the acreage support?Does the tenant plan to use the property for a commercial horse related enterprise? What kind of liability does the horse operation pose to the owner and the property manager? What kind of legal restrictions are there on property type and use?Is your property really horse-safe?   Well, the answers depend on a number of factors, the number of animals a particular property can support depends largely on where the property is … (9 comments)
