housing: GUILTY... until you prove you are innocent! Fair Housing Again! - 05/01/09 11:27 AM
Welcome to my personal HELL! Yet another complaint by yet another whiner seeking to get something for nothing! The scam that is Fair Housing raises its ugly head again.
You must rent to this CONVICTED, REPEAT FELON!
I wrote on this subject before (Fair housing truths and myths). The reality of it is my family looks like a picnic at the United Nations! I've got Asian grandchildren, black-Canadian cousins, black great-nephews, heck I'm not even completely sure what my heritage is.
I explained in the linked post how this whole system works. It is all predicated on the notion that if … (33 comments)

housing: How much rent can I get for my investment property? - 10/05/07 07:23 PM
On my website http://www.turnkeyproperties.org/ I posted information on how to evaluate the rental value of property in the Kansas City area. Many investors have found that information to be of great value.
Here I hope to offer advice to investors on how to evaluate the rental value and rental market for any property in any area of the United States.
Rental rates are based on a number of criteria, you must first understand how your specific property fits that criteria and how that compares to the competition.
Location, Property near a desirable location always commands more rent. Areas in high demand like college campuses, … (1 comments)

housing: Rental Market in full swing Can't Sell it Rent it! - 08/20/07 02:27 PM
The years of 2004-2006 were dreadful for the rental market. I witnessed a continuing decline in both the rental rates and the availability of qualified renters. We literally had section-8 tenants move out and buy a house. While that was great for them the fact that anyone with a pulse could get a mortgage really killed the rental market.
Home ownership skyrocketed in the US to all-time highs! Unfortunately many people got suckered into ARM's or even interest only mortgages. Now the pendulum has swung the other way. Mortgages are getting harder to come by, lenders are getting scared and the market … (15 comments)

housing: Raytown, Mo Landlord Licensing at issue again! - 07/25/07 10:44 AM
Raytown, Mo Landlord Licensing at issue again!
Today Tim Truesdale, with the city of Raytown approached me at a Chamber meeting. Tim asked me to provide input to guide them in this process.
It is nice to know that the city is interested in our input. Raytowns plans differs from Kansas City in that the Hancock Amendment does not come into play in Raytown. The requirement to have the issue voted on would likely mean that it would require a vote of the alderman.
Unlike Kansas City this is not viewed as a source of revenue to prop up an indebted government.
Raytown has … (1 comments)
