rental property: GUILTY... until you prove you are innocent! Fair Housing Again! - 05/01/09 11:27 AM
Welcome to my personal HELL! Yet another complaint by yet another whiner seeking to get something for nothing! The scam that is Fair Housing raises its ugly head again.
You must rent to this CONVICTED, REPEAT FELON!
I wrote on this subject before (Fair housing truths and myths). The reality of it is my family looks like a picnic at the United Nations! I've got Asian grandchildren, black-Canadian cousins, black great-nephews, heck I'm not even completely sure what my heritage is.
I explained in the linked post how this whole system works. It is all predicated on the notion that if … (33 comments)

www.Frobes.com is reporting the latest results of the Marcus & Millichap report.
"Despite the low rents, Kansas City's has only a 5.7% vacancy rate. according to the report renters should expect to pay only 3% more this year because new construction will be flat. There were only 1,200 new rental units on the market this year. By the end of 2008, that number is expected to drop to 500, based on estimates from Marcus & Millichap."

rental property: Do women search for property more than men? - 08/24/08 02:51 PM
I was just checking out my YouTube account tonight, I was fascinated by the results. I've posted several videos, most of them for rental property in Kansas City. I get a lot of visitors. The most interesting thing is the demographics of the viewers.
The graph shows that 86% of viewers were female, does that mean that females are the ones looking for a new home?
A few years ago NAR reported that 84% of home searches begin on the Internet. But does this mean that 86% of that 84% are female? It is quite apparent that females are searching YouTube … (10 comments)

rental property: Too Darn Busy to Blog! Business is GREAT! - 06/12/08 11:11 AM
OMG! What a month! I will have to keep this short but we are swamped!
What a position to be in we are turning down business because we are trying to take care of the clients we already have. Running around like the proverbial chicken with.... Well you know the old adage.
These guys may be plucked but at least they still have their heads.
We have added nearly 80 units in the past month, I have several others waiting for us to assist them with their properties. We have decided to manage our growth rather than to risk our reputation.

rental property: HAKC, Section 8, Housing Authority of Kansas City is a disaster - 10/05/07 09:17 AM
What is HAKC? What is Section-8 and do I want to rent my investment property to a section 8 tenant? I get calls nearly everyday from investors who bought a Kansas City Investment Property and thinks they will profit hugely by renting it to a section 8 tenant.
There was a time when that may have held true but with the current system you will do well to get market rent and break even. The point system is gone and the amount of rent HAKC pays may be no better than what the open market would bring.
