Yes! Yes! Yes!  I don't care what your friends say..."Oh, my agent didn't recommend one for me."  I don't care what your lender says..."Oh, we usually don't do those."  What I do care about is my Tuscaloosa home buyers and home sellers and your biggest investment.
Surveys establish what you are buying.  Don't you want to know?  Rather than rely on landmarks or what everyone thinks are the property boundary lines, get yours in writing from a professional surveyor.  A buyer's agent can ask the seller's agent for … (3 comments)

So many people indicate their interest in purchasing a home...then, when they go to the loan officer, they find out that their credit issues are really hurting them.  Home ownership comes with responsibility.  A first step is making sure that your financial house is in order.  I want everyone who wants to do so to be able to take advantage of the USDA program and city grant program information that I sent out earlier this week.   I am thinking about putting together a Dave Ramsey Financial Peace University for my contacts who have expressed an interest in buying a home, … (0 comments)

consumer advice: Tuscaloosa Real Estate FAQ: Beth, can you help sell my home in XXXX? - 05/28/12 11:08 AM

I actually get this question frequently.  The phone rings, and it's "Beth, can you sell my home/help me find a home in Huntsville?"  "Can you help me sell my house in Georgia?"  "Can you help me sell my house in Florida?" "What is my home worth in California?"  These questions come from good friends, family, former clients, and anyone else who has a relationship with me.

If you are asking this question, there is a better question to ask your real estate friends or your real estate professional.  It is, "I want to buy/sell in XXXX.  Can you recommend … (0 comments)

consumer advice: Tuscaloosa Real Estate FAQ: My agent was awful. Can't I do it myself? - 05/28/12 10:51 AM
First, I want to apologize.  I am truly sorry that anyone anywhere ever has had a bad experience with a real estate agent.  If we all lived in "Beth Land", this would not happen.  However, it does.  Just like a meal, would you never eat out again if you had one bad restaurant experience?  Of course not, you might not go back to that restaurant, but you would definitely try others.  Your house and its acquisition or disposition are far more important than a $50 meal.  Use a real estate professional to preserve your sanity and your investment.
So, let's talk … (0 comments)

consumer advice: Tuscaloosa Real Estate FAQ: How much is my home worth? - 05/28/12 10:29 AM
I have no idea.  Tell me about it.  That means tell me about the floor plan, the number of bedrooms and bathrooms, the square footage, your history with the home, and any improvements that you have made. Why do you want to know the value?  Is it for your own general knowledge?  Are you trying to refinance?  Are you thinking of selling?
There are several ways to determine a home's value.  For refinancing and legal purposes, an appraisal by a professional appraiser will be required.  Those vary in cost, up to around $500, depending on the property.  For most other instances, … (0 comments)

consumer advice: Tuscaloosa Real Estate FAQ: How do I find out the price of my home? - 05/18/12 03:53 AM
A real estate agent can give you a suggested price for your home.  Many agents send out periodic market snapshots to their customers and clients.  All you have to do is visit their website or ask.  I went to lunch with a friend of mine yesterday.  I know that she and her husband are looking forward to retirement, but it will probably be a few years until they actually place their home on the market.  When she asked me how to find out the price at which her home would sell, I told her that I would be happy  to send … (0 comments)

consumer advice: Tuscaloosa Real Estate FAQ: How do I buy a foreclosure/fixer upper? - 05/17/12 09:22 AM
Has anyone noticed that I like to answer a question with a question?

First, I ask my buyers if they want a foreclosure or if they want the best deal.  Ninety nine times out of ten (yes, 10), they want a deal.  We all do.  What a deal consists of is different for everyone.  For some, it means the lowest price.  For some, it means where price, sweat equity, and my buyer's particular choice of amenities (school district, neighborhood, pool, location, etc.) all meet at a particular point to make a particular home work for the buyer's situation.  For many … (0 comments)
