Hi folks. I read a recent featured post that was about a buyer’s agent asking the listing agent to increase the co-broke prior to showing the property to the buyer. There were over 200 comments and with the exception of a very small handful the comments ranged from being appalled, to calling the buyer’s agent names, to how unethical it was, to even being illegal!
It saddens me to see so many agents that have no clue how commissions work and what is and is not an ethics violation. I blame their Brokers for not educating their agents.

Do you ever take post dated listings? What I mean is, a potential Seller calls you up and wants to get together and discuss placing their property on the market, the catch is, they are currently listed with another company. What do you do? Well, I'll tell you what I do, I go over and take the listing. Did you know this was perfectly ethical?

Without a doubt I have pissed a few agents off over the years.  Some agents have called my buisness practices unethical, illegal, unprofessional, moronic, deceitful, bait and switch, confrontational, self indulging and blah, blah, blah…..I could go on but you get my point.

How many of you have visited blog sites where there was NO indication that the writer was a REALTOR®? Well I have seen many. In fact if I didn't know better I would think the authors of some of these sites were puppets, dogs, cats, fruits, vegetables and an assortment of other non-human "thingies".

OK, so I found this article on our Florida State Associations (FAR) web site. I don't know who wrote it. It was just too damn good to leave there. What blew me away is there is NOT one mention of actually doing our job and getting a Buyer's Broker Agreement signed. Shouldn't we be having these discussions with our buyer PRIOR to them hiring us?

Good morning fellow Rainers. This post was inspired by Joslyn Panka's post "Pay up, or you'll be sorry". If you haven't read her post please take a few minutes to do so. It's a well deserved featured post and managed to get my mind working this morning. While I don't agree with Joslyn's take I certainly appreciate her passion towards her work.
