Leslie Bloss wrote a post yesterday that stirred up quite the conversation. Here it is if you haven't read it yet.
In a nutshell, her post was about how to handle a home owner who phoned in asking for a price analysis and in the same breath mentioning she was NOT going to use a REALTOR®.
The comments Leslie received were quite interesting to say the least. I was actually amazed at how many folks would not have helped this lady out.

Today I had my last closing for 2007. Yippee!!! I made it through a difficult year. This particular closing is the definition for "get ‘er done!".
I listed this property on January 5th 2007. It was my first listing of the year and fittingly my last closing of the year. It's been quite the ride.
350 days on the market, 5 accepted contracts and at least that many that we didn't come to an agreement on. This property was in pending status for almost 200 of those 350 days.

I really just want to take some down time and relax this week but it doesn't look like that's going to happen. Too many people calling wanting me to list their properties. Hi folks. This post is a follow up to my post earlier this week, "One ringy dingy.....two ringy dingy!" If you read that post then you know I am a firm believer in answering the phone when it rings. There are occasions, however, when I can't and in those cases the caller will get my voice mail, which leads me to today's post.

I hear stories all the time about Sellers that are trying to get out of listing agreements and are trying to cut their Realtors out of the deal to save the commission. I have such a hard time relating to these things. I have never, in 12 years, had a Seller of mine do things behind my back. It just doesn't happen. Why? Keeping Sellers happy in a slower market can be a difficult thing to do. If you want to be successful in this slower market you are going to have to improve on your communication skills. I mean let’s face it, it may take several months to get a home sold, even if it is priced right. Sellers are going to get antsy and we need to be able to keep them happy until the listing sells. Disarming people. This is skill that needs to be developed if you want to be successful in Real Estate. Unfortunately, rude and unprofessional Realtors, upset and irate customers and nasty mortgage brokers are a part of our business. Don’t you hate it when you call a Real Estate professional on their cell phone and they don’t answer and they have no message. Just the standard “leave a message.” Personally I have a problem leaving information on a voice mail that doesn’t identify the person you are calling. The message on your voice mail should be very clear and precise. It should identify who you are and when you can expect a call back and give an alternative way to reach you be it your web address, E-mail, fax or even another phone number.
