I hear stories all the time about Sellers that are trying to get out of listing agreements and are trying to cut their Realtors out of the deal to save the commission. I met again with my pre-foreclosure folks today and the bank is not willing to do a loan modification. It seems, since he is working on his disability, a modification is just going to delay the fact that he still may not be able to make payments. So, this opens the door to an investment opportunity. The situation is, he owes approximately $170,000 on a house valued at $245,000 and really would like to stay in the house if possible.

Yesterday, two things happened that showed me why it is so important to always do the right thing. Both were related to closings and last minute changes to the HUD. The first was a deal I had negotiated several weeks ago where the Seller had agreed to pay $8,000 towards the Buyer’s closing cost. Of course, when negotiating, the other Realtor and LO, had assured me that the Lender would allow the Seller to contribute up to 6% and there would be no problem with an $8,000 contribution, since it was actually only about 4%. I don’t know about you but I love things in multiple. Multiple zeros on my bank balance, multiple listings, multiple closings and of course, multiple offers. Multiple offers, are one of my favorite things. It really places my Seller in the driver’s seat when it comes to negotiating and normally means we will be able to get a higher price for the house. What I don’t like, is a common misconception, from Realtors, that I have to disclose multiple offers to them. Or, that I have to disclose the existence of any offers to them, whether received or not. Kristal Kraft had posted today, about Realtors being problem solvers, not sales people. I have to say, I could not agree more. As usual Kristal is right on. If you are working Real Estate, as a salesperson, you are probably missing the boat.

Price reductions. I love ’em and I hate ’em. I seem to have mixed emotions about them. If “The Lovely Wife” is reading this, she will be shocked that I even wrote the word, emotions. Emotions and having them are not my strong suit. Price reductions. I love them, because this is what is needed, to get my properties sold. I hate them, because in my own mind, I am an expert on pricing and should have priced the home properly to begin with.

I’ve read a couple of posts lately on verbal offers. Instead of rejecting them why not try this? Ok, a Realtor calls me up with a verbal offer from his Buyer on one of my listings. It goes something like this:
“Hi Broker Bryant I have an offer for your listing. My Buyer is only in town for a few hours so is making a verbal offer so we don’t waste our time.”

I've read several post recently talking about taking 6 month listings and nothing less. Well, personally, I take 45 day listings and nothing more. Not only that, but I do not charge cancellation fees. My ads state this, 45 day listing agreements no cancellation fees, ever! For me this works like a charm. When I meet with potential Sellers, mostly referrals, expired or withdrawn listings, this is usually mentioned after I have gone over my analysis.
