I don't think so. Recently I received the following email from an agent asking about my expired listing letter.

Thanks so much for posting that Expired Listing letter. I've already started using it!

Would you mind telling me about how many of these you send out in a day, week, or month? You mentioned that you get about 2 listings per month from it so I want to mimic what you are doing. If you are sending a lot I may need to expand my market area.

If not, then maybe it's because they read like every other letter out there. You know what I mean. "We Market your house on 500 websites", "Our CMA is the best" and blah blah blah. There is no value proposition at all. They are not addressing the expired listing Seller's biggest concerns.

Here's a secret about expired listings. Expired listings are  almost ALWAYS over priced. That's why they are expired.
E$pired listings are without a doubt my favorite type of lead. These Sellers have already decided to sell and they've already decided to use a broker. 
The only hurdle left is to get the price right. That being the case it's important to establish quickly if this is possible or not.

Hi folks. In my business I spend a lot of time speaking to Sellers who have had their property on the market with no success. My favorite type of listing. Expired listings. Not mine but another agents.
The reason these listings are expired is because they were over priced. And they were over priced not because of an unrealistic seller but because their agent wasn't able to sell them on proper pricing and decided to take the listing anyway.

Hi folks. Earlier today I was preparing my listing presentation for an appointment tomorrow morning. It reminded me of why I LOVE working expired listing.
First, if you solicit expired listings everyday you will get appointments. In fact, you'll get a bunch of them. And that's a good thing as I get to spend a lot of time researching the MLS and practicing my presentation.

I'm drowning in bubbles and I don't know what to do! Bubble, bubble, bubble! I'm so tired of hearing that word. Maybe I live in my own little world, in fact "The Lovely Wife" would definitely agree with that, but I just don't see that housing bubble in my business. I know there are a lot of homes on the market. I know Sellers are having a hard time selling and Realtors are struggling, but I am very, very busy. Nine years ago when my wife and I opened Tutas Towne Realty we (as in she) would spend hours a day putting together mailers, stuffing envelopes and lickin' and stickin' stamps.
