Hi folks. Today I want to talk a little bit about listing presentations. As you know I am an exclusive listing Broker and have been for 13 years. I've sold hundreds of homes in Poinciana Fl and consider myself an expert when it comes to pricing and getting Sellers to hire me to sell their properties. It's what I do and I take it very serious.

OK, today I'm going to write a little bit about "Listening presentations". I actually wrote a post about this quite a while ago titled "Make your listing presentation a listening presentation". Friday I had a listing presentation that really brought this concept home for me.
Now folks, I do want to say that all markets are different and all REALTORS® are different, so what works for me, may not work for you and vice versa.

I'm writing this post today at the request of Cynthia Sloop. She left this comment on my "peeps" post, the other day: EDITED FOR LENGTH.
"You mentioned that you educated your sellers at the listing appointment about the inspection. Being a little green still, I can't say I've heard anyone, in the company I work for, talk about doing this at a listing appointment. I guess maybe there's fear that the listing may be lost if we get into that section. So I guess I'd love it if sometime you could talk more about how you present this in your listing presentation."

However, I'm not here to tell you what your house is worth, I'm here to tell you how much your house will sell for. Let’s talk about listing presentations. From what I’ve been reading lately I guess there are two schools of thought on these, one appointment listing presentations and two appointment listing presentations. I have to be honest with you, I had never heard of a two appointment listing until recently. You see, I have never had any training in Real Estate. Ok, so Jonathan and I had a pretty good day today. Maybe he needs to come over more often. He was really good motivation.
First, I must say, my listing presentation was one of my finest. Since Jonathan drove over from Tampa, I wanted to make sure he got an ear full, so, I did my entire long version. And we were successful. Sign is in the ground, priced right, photo shoot complete and my lawn man starts service this week. In and out in 90 minutes.

I've got a big day tomorrow. Our very own Jonathan Greene is driving over from Tampa, in the morning, to go on a listing appointment with me. I must say I'm pretty excited about this. I just hope I do a good job and don't let him down. "The Lovely Wife" was the last one to go with me on an appointment and that was about 5 years ago.

I've read several post recently talking about taking 6 month listings and nothing less. Well, personally, I take 45 day listings and nothing more. Not only that, but I do not charge cancellation fees. My ads state this, 45 day listing agreements no cancellation fees, ever! For me this works like a charm. When I meet with potential Sellers, mostly referrals, expired or withdrawn listings, this is usually mentioned after I have gone over my analysis.
I say something like this.... "The average days on market right now are about 78 in Poinciana. I am willing to take your listing for 45 … (55 comments)

Had a listing appointment today. Yes, I know it's Sunday and I don't normally work on Sundays, but hey, I'm the Broker, I make the rules and I can break the rules. It was either today after Church or during the week at night. Well figured I would already be dressed in my "Sunday go to meetin cloths", so what the heck, I'd drive on over there. I'd still be home in time to cook lunch for "The Lovely Wife".

In my market Poinciana, Fl I have been listing and selling homes for 12 years. When I first started out here there were 6,000 people and only one local Real Estate Company. I didn’t consider myself a company back then since I worked out of my house and was a one man show. Still am.
