This cute little Kissimmee Florida pool home was built in 1990 and was sold for $99,900. At that time Poinciana Florida was a very rural planned unit development (PUD) in Kissimmee Florida and had a population of about 7,000 people.
The folks that bought it sold it in 2000 to a buyer I was working with for $88,150. So in the first 10 years it actually lost close to 10% in value.
From 2000 to 2006 Poinciana exploded with growth. The population increased 10 fold to close to 70,000 people!!

OK, so today, I want to analyze a post I wrote back in July of 2006. According to my reserach June of 2006 was the exact peak of the market in my area, Poinciana FL. In July 2006 property values started declining. Since then single family homes in Poinciana Florida have gone from a high value of $235,000 in June 2006 to $73,000 in August of 2010. Recently I have spoken to several SoliVita homeowners and the first thing they mention is that NOTHING is selling in SoliVita. Well lets look at some facts. Let's jump right in to my Poinciana Market Report for March 2009.
*****This report will encompass Poinciana Florida zip codes 34758 and 34759 excluding Solivita, Lake Marion Shores and Cypress Woods. This data was pulled form the Mid-Florida Regional Multiple Listing Service on 3-13-09. 
Check it out. Inventory is DOWN to 812 properties. Thirty days ago there were 932 properties on the market. That's a decrease of 15%.

Hi folks. I had a couple of listing appointments today and thought I would try a new approach. I decided to do the market analysis at the house in front of the potential Sellers. What I noticed was that the Sellers were much more receptive to what I was telling them about price. It's difficult to dispute hard cold data.
