market data: Knowing Your Real Estate Market Is Crucial For Success. - 07/19/13 09:19 PM

Hi folks. I did an interview and one of the listeners posed a question that has been on my mind ever since. The question was "How do you learn your market?". It caught me a little off gaurd. Not that I don't know the answer but that someone in our business had to ask the question.
Knowing our market is what our job is all about. Knowing our market is why buyers and sellers need us. Knowing our market is what gives us confidence in our business. Knowing our market is how we know where and who to market to. … (31 comments)

market data: Rapid Changes In Real Estate Are Cause For Alarm - 05/08/13 10:34 PM

Hi folks. There are some major changes taking place in the Real Estate market right now. This article will touch down on the few that I feel are serious issues that will have a negative affect on consumers and agents alike.
FANNIE AND FREDDIE artificially inflating property values.
Banks getting out of the servicing business. Think less regulation. Less regulations means the consumer has best beware.
The major banks, Bank of America, Chase, Wells Fargo and Suntrust are rapidly selling their servicing rights to the 3 major servicers. The 3 major players are now Ocwen, Nationstar Mortgage and Green … (11 comments)

Hi folks. During one of my interviews this year a listener posed a question that got me thinking. The question was "How do you learn your market?". It caught me a little off guard. Not that I don't know the answer but that someone in our business had to ask the question.

market data: Appraisers Adjusting for Declining Market Conditions. Is it true? - 04/16/09 11:14 AM

Hi folks. I wrote a post over two years ago titled “Let the Games Begin”. In this post I was pointing out that Poinciana was beginning to be a declining market and that Appraisers were making downward adjustments for this. It created quite the stir. For whatever reason there were many who commented that felt this was not happening and would never happen. Well…..it was and it is.I reviewed an appraisal today where the appraiser made a downward adjustment of $150 PER DAY on the recent sales.

Just to give you an idea of how this works. One … (165 comments)

Hi folks, These are desperate times we are in. Some folks can do everything right and still find themselves in a bind. All we can do is give honest advice and let them make the decisions they need to make.
THE SITUATION
I am scared about refinancing now that the market is even worse.  I wonder if I should hold on to the money I was putting down on the house?Things have changed and my parents are now talking about moving out of Florida. If I listed this house for $129,000 fully furnished with all the new appliances, new furniture and shed … (22 comments)

market data: Poinciana Florida Real Estate is Flying Off the Shelves!!!! - 10/26/08 10:16 AM

So the big news in real estate this week is.... "The National Association of Realtors reported that sales of existing homes rose by 5.5 percent from August to September to a seasonally adjusted annual rate of 5.18 million units - far better than the flat results analysts had expected. On an unadjusted basis, sales were up 7.8 percent from September last year. But even with the gain in sales, prices kept falling. The median sales price has dropped to $191,600, down by 9 percent from a year ago." (From Newsweek)
Let's see how this applies to real estate in my … (22 comments)

Hi folks. Earlier this week, Aloysius Donohue wrote an interesting featured post titled, "Active Rain's Top Bloggers Ranked by Actual Real Estate Sales Productions.........And Creepy Larry" . OK, first I just have to say.......that is one crappy title!!! Sorry Aloysius...just my opinion. Anyway, the topic of his post is:
"I follow the advice of AR bloggers all the time but I often wonder who I am taking the advice from.  I always think to myself "this person is very interesting but I wonder if they do any business".

market data: Discounting Values in a Declining Market. - 09/30/08 11:45 AM
Hi folks. I originally posted this article in October of 2006. The comments on the original post (VERY HEATED DEBATE ALERT)are quite interesting. At the time, people just couldn't believe that appraisers were making downward adjustments in their appraisals for a declining market. Do you believe it now?
********************************Let the games begin!
Ok, so I just received a call today. I've kind of been expecting it but was hoping it wouldn't come for a while. The call I received was from an Appraiser. Now, since I sell a lot of properties in my market, I get one of these about … (37 comments)

market data: I Am NOT Responsible for Poinciana Florida Market Conditions. - 08/22/08 10:48 AM
Hi folks. I had one of my Sellers email me earlier today needing an update on what is going on with her property. She's an absentee Seller and I could feel her frustration. She had been to my Poinciana website and noticed that I had just closed on a short sale that was similar in size to her house. Anyway, I'm sure many of you are getting these types of emails, so, I decided to post my response here, just in case it will help you with responding to your Sellers. The main thing, of course, is too just be honest. … (35 comments)

market data: The Cyclical Nature of Real Estate Illustrated. - 07/22/08 07:51 AM
Hi there. In this post I'm going to explore the history of a couple of recent foreclosures (REOs) that have just been placed under contract (pending). I figure this little exercise will give you some incite on the cyclical nature of real estate and property values.
Both of these properties were sold by me, prior to opening up Tutas Towne Realty, 10 years ago.
The first one is a 3 bedroom 2 bath pool home with 1670 sq ft of living area built in 1991 and sits on a ½ acre lot.
I met the original owner of this house back … (37 comments)

market data: There is now help for Florida homeowners! - 07/10/08 09:05 AM

Hi folks. Here's an update on the foreclosure situation in Florida. I read an article earlier today on our Florida Association of Realtors website stating that Florida has 77,000 homeowners in foreclosure!!! This is second only to California.
I also spoke to a loss mitigation negotiator at Countrywide yesterday who mentioned Countrywide, or I guess Bank of America now, has 76% of the Nation's foreclosures and that they are expecting this number to increase in August when ARMs (adjustable rate mortgages) are set to adjust again. EDIT:< Is this figure accurate? I don't know but it does line up with what I am … (14 comments)

market data: Selling and Failing in Poinciana FL Real Estate!! - 07/05/08 07:00 AM
Hi folks, earlier this week there was a discussion over at Agent Genius about REALTORS® only selling about 20% of their listings. The post was actually about Real Estate Shows but, as blog posts tend to do, the discussion got off topic. Anyway, I'm not sure where this percentage came from but let's go with it since it doesn't really matter for the sake of this post.
This post is about listing brokers not selling all of their listings and Barry Cunningham, from Real Estate Radio USA, arguing, mentioning that he sells 100% of his properties. He was dumbfounded that we … (38 comments)

market data: Poinciana Florida Real Estate Market Report. YIKES!! - 07/04/08 08:54 AM

OK it's time to rumble!!! I didn't do a Poinciana market report for May, so instead of going backwards, this month, I decided to do a report for the first 6 months of 2008 compared to the same period last year. First let's start with a little chart then I'll add my commentary.
This data was pulled from the Mid-Florida Regional Multiple Listing Service and is deemed to be reliable. I'm using the data for zip codes 34758 and 34759, Poinciana Neighborhoods. It does not include Solivita, Cypress Woods, Crescent Lakes or Lake Marion. Jan 1-June 30.
So what … (24 comments)

market data: Do you know where your business comes from? - 06/27/08 09:46 AM

Hi folks. Here's a little chart I made today that I want to share with you. I made this so I could see where my business is coming from.
What this chart shows me is that 45% of my business comes from referrals and repeat customers, 35% comes from my expired letter, 15% comes from the Internet and only 5% came from a sign call.
It also shows me that 35% of my current business is in Short Sales(SS). 85% is with Sellers and 15% is with Buyers.
I did this little exercise so I could see what my strong … (32 comments)
