Let the games begin! Ok, so I just received a call today. I’ve kind of been expecting it but was hoping it wouldn’t come for a while. The call I received was from an Appraiser. Now, since I sell a lot of properties in my market, I get one of these about every week, asking me about a recent sale, so they can use it in their appraisal. market data: Inventory plummets in Poinciana Fl ! - 07/27/06 09:58 AM
Yes, you read that right! Inventory in Poinciana, Fl has plummeted. Last week there were 1,450 homes on the market and today..........1,429!! Yes it's true. It is now a Seller's Market in Poinciana, Fl. Never mind that we have 11 months worth of inventory on the books. It dropped! I am going to call all my Sellers right now to increase the price on their homes. Maybe I should send off a press release. Oh wait a minute I just got the foreclosure list. Never mind.

Had one of my Investor customers call me last week wanting advice. He has a $30,000 deposit on a house that will be completed next month. At that time he must come up with another $50,000 to close. He bought this house with the sole intention of “Flipping” it for a profit. Thankfully I wasn’t the one who sold him this house. He made the mistake of getting in on this subdivision to late in the game. He also bought the largest model in the community. Never a good thing.

In my market Poinciana, Fl I have been listing and selling homes for 12 years. When I first started out here there were 6,000 people and only one local Real Estate Company. I didn’t consider myself a company back then since I worked out of my house and was a one man show. Still am. My market area is Poinciana one of the fastest growing PUDs in the country located in  Kissimmee,Fl.  As of this morning there were 1434 homes on the market in our two zip codes ranging from $135,000 to $650,000. Twelve months ago there were approximately 250 homes on the market. Where have all the Buyers gone? Have they floated away? Or are they just letting out a deep breath after a hectic buying frenzy? Based on what I am seeing they are still here but spending more time weeding through all the overpriced properties trying to locate the Sellers that need to sale.
