Hi folks. I received an offer on one of my listings today. I was pretty excited when I heard it was coming over but of course as soon as I saw it, my excitement faded. Now folks, I know things are slow and I know it's a Buyer's market. My Sellers know this too. In fact my strategy, during this more difficult market, is to price my listings below recent sales. I have been in Real Estate for 12 years and today is the day I have been waiting for. I am so excited I can’t stand it. Are you ready? Today I listed “The Best House In Poinciana”! Don’t believe me? Today, I worked on pushing one of my deals towards closing. The usual stuff, make sure title work has been completed and forwarded to the lender, get the appraiser in, check on the status of the survey and order payoff info. All is going well and according to schedule. The closing is scheduled for this Tuesday the 31st and it looks like we will make our closing date. This seems like it may be a pretty boring post about a normal closing BUT here’s the kicker, this deal was negotiated yesterday!! That’s right yesterday. Took a listing a couple of weeks ago. Seller is an out of area Investor who had bought a new home to flip for a profit. Fortunately he bought right and this can be achieved. Contacted me off an expired listing mailing. He had been on the market for about 9 months with no offers. I pulled up his details in the MLS and it looked like the house was priced right at $205,000. So I told him I would go out and have a look to see why it hadn’t sold.

Had another successful closing a couple of weeks ago. Seller was a repeat customer of mine from Scotland. I had sold her the house six years ago as a vacation home in Poinciana Florida. Since I had the property “Range Priced” it sold for more than full price in about two weeks. Average days on market in Poinciana right now are about 75. Anyway that’s not the purpose of my post but thought I would throw a “pitch” in here. The closing was very easy with no complications. He was wondering why he got a letter since he had just listed his house on the market a few weeks ago.
