Inventory levels throughout the north county area continue to shrink and this continued reduction is certainly having its effect on sales. We have seen sales levels drop over the past couple months and from my perspective this has more to do with fewer selections than fewer buyers. Todays buyers are still strongly driven by price, looking for the proverbial “deal” and they are harder and harder to find. We still have overpriced inventory with some sellers refusing to let go of visions of 2005 prices. Just listed late yesterday in the Bears Club for $5,900,000 the home built in 2006 features 6,704 livable square feet with 5 bedrooms and 5 1/2 baths on 1.3 acres on the 6th hole of The Bears Club. The home was purchased new in November of 2006 for $4,478,150 and is currently assessed for property tax purposes for $3,242,828.
