The local real estate market continues to show amazing strength. If one reads the paper or turns on the TV news one would think that the sky is falling. From the front lines of the south Florida real estate market and I am active throughout Palm Beach and Martin Counties I can tell you somebody forgot to tell home buyers in our area. Inventories continue to shrink and finding properties continues to be a challenge. The hottest segments continue to be single family homes under $400,000 and well priced waterfront properties.

After an amazing 20 straight weeks where foreclosure numbers had been down, way down, last week brought us a different story. Not only did the number of auctions jump over 100% from last week but we have our highest weekly total since way back on the week of May 9th which was when the big decline in numbers started. For 20 weeks we enjoyed an average of 169 foreclosures which was about 44% lower than the preceding 20 week period.

What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

This month is no different as we again need to adjust the scale on our charts to handle the new lows. After Big Foreclosure Auction Numbers Last Week Things Simmer Down
After huge numbers out of the Palm Beach County foreclosure auctions last week things came back to “normal” this week. The big news came today when the County court ruled to restart approximately 9,000 stalled foreclosure cases that had been previously handled by David Stern.
