Working like crazy to ensure I took care of my clients before leaving the country on a little vacation then coming back to a real estate market that is on fire has put me behind on my blogs; way behind. Jupiter Pending Sales Drop to 9 Month Low
The local real estate market continues to chug on down the road towards another season and our northern friends can already be seen around town. Every time I drive by one of the clubs a truck is out front unloading cars. It will be interesting to see the impact they have on real estate sales in the upcoming months. What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at least the next two years. I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

July Home Sales in Jupiter Show Some Strength
After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement that they will try to keep interest rates artificially low for at least 2 more years. Great news indeed for homebuyers but let’s see if they alone can keep rates down this low.

Watching the inventory levels continue their monumental drop has really been a thing of beauty. Month after month we report new annual lows in home inventory levels throughout the north county area. This month is no different as we again need to adjust the scale on our charts to handle the new lows. Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. Yesterday I started off the monthly updates with Hobe Sound and the numbers look excellent for June then followed up with Juno Beach condominium sales which were hardly stellar. The strength of the spring home buying season in Palm Beach and Martin Counties has been nothing short of spectacular. Inventories as reported here are at year long lows and interest rates were down again for the 8th time in 9 weeks. Jupiter Single Family Home Sales Hit New Year Long High.
After falling slightly in February Jupiter single family home sales soared like an eagle during March jumping 72% to a new yearly high. During the month our local MLS system shows a total of 91 successful closings as of this mornings’ update. That compares with 53 sales in February and a continuation of a market improving even though prices are still being held down.
While the number of sales soared last month they remained intrenched in the lower price ranges with 84% of all sales below $500,000. The local market is … (1 comments)

Interest rates increased last week but still remain very low and the market remains perfect for buyers and those who still have not taken this historical opportunity to refinance. As of Sunday the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.81% up 5 basis points from the 4.76% we were at last the previous week. Interest rates down for the 3rd time in 4 weeks.
Interest rates dropped again last week for the 3rd time in 4 weeks and are now at the lowest we have seen since January 23rd. As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.82% down 6 basis points from the 4.88% we were at last Sunday. Jupiter single family homes sales post another strong showing in February.
February home sales in Jupiter were respectable in number with another strong showing in the sales of luxury homes keeping up close to 12 month highs for median prices. During January our local MLS system shows a total of 53 successful closings as of this mornings’ update. That compares with 54 sales in December and once again within the range we have been seeing over the past 7 months
