Third Party Bidders Set Record Taking almost 24% of Foreclosed Properties What a week it was in the world of foreclosures in Palm Beach County. One would think a shortened calendar with only 4 auction days the week before Christmas would be a yawner. But certainly not too many were sleeping as the level of foreclosures hit an 8 week high while third part bidder success was the second highest ever recorded.

Slight Drop in Palm Beach Gardens Inventory Brings 8th Straight DeclineReal estate sales throughout the north county area have had a strong showing for most of the year but we have seen some a little softening over the past couple months. In a week or so we will be releasing the final September sales numbers and while it is still a bit too early for accuracy we will probably see those trends continue. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement that they will try to keep interest rates artificially low for at least 2 more years. Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. Yesterday I started off the monthly updates with Hobe Sound and the numbers look excellent for June then followed up with Juno Beach condominium sales which were hardly stellar. Palm Beach Gardens Single Family Home Sales up 41% in March.
After falling slightly in February Palm Beach Gardens single family home sales soared like an eagle during March jumping 41% to one of the best performing months of the last year. During the month our local MLS system shows a total of 72 successful closings as of this mornings’ update. That compares with 51 sales in February and a continuation of a market improving even though prices are still being held down.

Single Family Home Sales Pull Back in Palm Beach Gardens during February.
February home sales in Palm Beach Gardens pulled back from the stronger levels we had experienced during December and January. With the season in full force I was hoping to see continued strength and am hopeful March and April will bring higher closing numbers. During February our local MLS system shows a total of 48 successful closings as of this mornings’ update. That compares with 65 sales in January and among the lower sales levels we have seen over the past 12 month reporting season.

Palm Beach County foreclosures drop mainly due to shortened holiday week.
 
With a holiday on Monday there were only four foreclosure auction days this week and as one would expect the number of properties foreclosed upon dropped. Next week we get back to a full week and a “normal schedule” so numbers should once again tick up. It was reported on Thursday that the gap between the average sale of a foreclosed home and that of other properties continues to widen.

The success rate of 3rd party bidders spiked last week and this week we saw very similar numbers which is most interesting indeed so we are going to keep watching the action. Are banks lowering the amount they are willing to bid to lower the number of REO properties on their books? Are 3rd party bidders getting more aggressive with their bids? January home sales in Palm Beach Gardens were again solid tying for the 2nd highest monthly closing total since June of 2010. With the season in full force, these are the numbers I would expect and see continued strength in the weeks ahead. That compares with 68 sales in December but again at the higher end of the range we have been seeing over the past 7 months.
