Slight Drop in Palm Beach Gardens Inventory Brings 8th Straight DeclineReal estate sales throughout the north county area have had a strong showing for most of the year but we have seen some a little softening over the past couple months. In a week or so we will be releasing the final September sales numbers and while it is still a bit too early for accuracy we will probably see those trends continue. Sales in the $1,000,000+ price ranges are showing strength, interest rates remain at record lows, and inventories as we have been reported continue to shrink. Interesting times indeed … (2 comments)

What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

Interest rates drop for the second week in a row and remain firmly below 5%.
 
In what has become a rare treat, interest rates have dropped for a second consecutive week, which has only happened two other times over the previous six month period.  As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.87% down another 6 basis points from the 4.93% we were at one week ago today. Single family home sale remain strong in Palm Beach Gardens during January.
January home sales in Palm Beach Gardens were again solid tying for the 2nd highest monthly closing total since June of 2010. With the season in full force, these are the numbers I would expect and see continued strength in the weeks ahead. During January our local MLS system shows a total of 63 successful closings as of this mornings’ update. That compares with 68 sales in December but again at the higher end of the range we have been seeing over the past 7 months.

Back to the normal work week schedule and a full slate of foreclosure auctions in Palm Beach County. While we saw an increase from the previous week it was mainly due to the shortened auction week of Martin Luther King Day and the overall number remained lower than some recent spikes.

Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead.
