The local real estate market continues to chug on down the road towards another season and our northern friends can already be seen around town. Every time I drive by one of the clubs a truck is out front unloading cars. It will be interesting to see the impact they have on real estate sales in the upcoming months. One thing for sure is the market is constantly changing; this week interest rates were up considerably as were foreclosures for the second week in a row. Is Increase in Tequesta Inventory a Reversal of Long Decline?Real estate sales throughout the north county area have had a strong showing for most of the year but we have seen some a little softening over the past couple months. In a week or so we will be releasing the final September sales numbers and while it is still a bit too early for accuracy we will probably see those trends continue. Another month rolls on, summer is now officially in the rear view mirror, as we start off the fall season looking back at sales during August in the north county area. This month we are going to start giving our “power rankings” of the different municipalities and will post the blogs starting with the lowest ranking and continuing through the star of the month. tequesta home prices: Tequesta Breaks the Mold and Shows Increase in Pending Home Sales - 08/20/11 12:05 AM
What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

Tequesta Home Sales Remain Strong in July
After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement that they will try to keep interest rates artificially low for at least 2 more years. Great news indeed for homebuyers but let’s see if they alone can keep rates down this low.

Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone had an amazing spring with stronger sales than we have had in years. Interest rates remain at historic lows, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. Sales reported here for June were tremendous and things are looking up. Or are they?

Single family home sales jump 30% in Tequesta
Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. Yesterday I started off the monthly updates with Hobe Sound and the numbers look excellent for June then followed up with Juno Beach condominium sales which were hardly stellar. As I start up again this morning Jupiter and North Palm Beach single home sales reported solid growth and now we report the same in Tequesta with a 30% jump over May numbers. A couple weeks ago I took an advance look into inventory levels in Palm Beach County and at that time it looked like we might see a slight uptick when I completed my monthly report. Tequesta Single Family Home Sales Down March.
After soaring in February Tequesta single family home sales flopped during March; it was the only location in the north county area that did not have an amazing month and a lot of that is related to a shortage of quality inventory. During the month our local MLS system shows a total of 9 successful closings as of this mornings’ update. That compares with 13 sales in February and a bit disappointing considering how everyone else fared during the month.

As the real estate market continues to recover it is important that we start to see these declines continue. February Tequesta Single Family Home Sales Jump to Highest Level in 8 Months
Tequesta continues to show amazing strength with shrinking inventories, higher pending home sales and now in February we can report outstanding sales figures; single family home sales were at the highest level we have seen in 8 months. During February our local MLS system shows a total of 12 successful closings as of this mornings’ update. That compares with 5 sales in January and the third highest total we have experienced in 12 months.

Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients. 
 
When a bilateral contract is entered into there are typically contingencies, historically mainly for home inspections and financing, but in today’s world more often that not they are short sales waiting for third party, or bank, approval. Once … (0 comments)
