tequesta real estate: Tequesta Home Sales Fall to 7 Month Low in September - 10/06/11 09:17 PM
Tequesta Single Family Home Sales Drop Below the 12 Month Average
Another very interesting week on the front lines in the south Florida real estate market. Of note is a significant increase in foreclosures in Palm Beach County , the continuation of declining inventory levels and interest rates that remain at all time historical lows. We also say goodbye to Steve Jobs who made a bigger impact on our technological world than anyone; as I type this blog on my MacBook while listening to music on my iPod. We tend to see the market through our own eyes and thankfully I … (1 comments)

tequesta real estate: Tequesta Makes it a Clean Sweep; Home Inventory Levels are WAY Down - 05/31/11 11:37 PM
The smiles continue to shine around the offices of Keller Williams Realty in Jupiter as the local real estate market continues to thrive and recover. As we report on the first of every month we continue to watch inventory levels to see just how strong this recovery is. As we head into summer and put the spring buying season in the rear view mirror  let’s see what has happened to inventory levels over the past month. This month in Tequesta inventory levels have once again moved in a positive direction with another drop and once again a new annual low. The inventory … (0 comments)

tequesta real estate: Tequesta Pending Home Sales Set a New Annual Record - 04/14/11 10:27 PM
Thirty days ago I reported here how every one of my main market areas in north Palm Beach County reported increases in pending home sales for the second month in a row, most of which set new year long highs. These statistics showed a local real estate market that continues to recover quite nicely. Once again I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better on the real estate front lines. It really is very difficult to … (0 comments)

tequesta real estate: Tequesta Single Family Home Sales a Disappointment in March - 04/09/11 01:02 AM
Tequesta Single Family Home Sales Down March.
After soaring in February Tequesta single family home sales flopped during March; it was the only location in the north county area that did not have an amazing month and a lot of that is related to a shortage of quality inventory. During the month our local MLS system shows a total of 9 successful closings as of this mornings’ update. That compares with 13 sales in February and a bit disappointing considering how everyone else fared during the month.
While the number of sales fell last month they also were entirely in the … (0 comments)

tequesta real estate: Tequesta Home Inventory Levels Continue Their Decline - 04/02/11 08:39 PM

Last month at this time we reported decreases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start to see these declines continue. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues and many of these are hard to sell and therefore skew … (0 comments)

tequesta real estate: Tequesta's Florida Real Estate Market Continues to Rock and Roll - 03/15/11 07:24 PM

Last month at this time I was so pleased to report how every one of my main market areas in north Palm Beach County reported increases in pending home sales which shows a local real estate market that continues to recover quite nicely. I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better. It really is very difficult to find good properties in many locations in certain price ranges. Pending and contingent home sales data are very … (0 comments)

tequesta real estate: February Single Family Home Sales in Tequesta were AWESOME! - 03/06/11 11:25 PM
February Tequesta Single Family Home Sales Jump to Highest Level in 8 Months
Tequesta continues to show amazing strength with shrinking inventories, higher pending home sales and now in February we can report outstanding sales figures; single family home sales were at the highest level we have seen in 8 months. During February our local MLS system shows a total of 12 successful closings as of this mornings’ update. That compares with 5 sales in January and the third highest total we have experienced in 12 months.
12 sales is certainly fantastic news but breaking down those sales is a bit … (0 comments)

tequesta real estate: Tequesta Home Inventory Levels Remain at Annual Low - 03/01/11 06:12 PM
Last month at this time we reported increases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start chipping away at some of the inventory levels. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues and many of these are hard to sell and … (1 comments)

tequesta real estate: Interest Rates Fall for a 2nd Straight Week, Firmly Below 5% - 02/26/11 08:24 PM

Interest rates drop for the second week in a row and remain firmly below 5%.

In what has become a rare treat, interest rates have dropped for a second consecutive week, which has only happened two other times over the previous six month period.  As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.87% down another 6 basis points from the 4.93% we were at one week ago today. Remember this is the average overnight rate and those with good credit will still be able to lock in … (2 comments)

tequesta real estate: Tequesta Pending Home Sales Jump 33%! - 02/15/11 02:30 AM
Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.

When a bilateral contract is entered into there are typically contingencies, historically mainly for home inspections and financing, but in today’s world many times they are short sales waiting for third party, or bank approval. Once these contingencies … (0 comments)

tequesta real estate: Tequesta Single Family Home Sales Remain Flat in January - 02/08/11 11:01 PM

Tequesta Home Sales Remained Flat in January.
All the good news that comes out of the Tequesta market about shrinking inventories might just be having an effect on single family home sales, as it is the only local segment that I track to have sales so low over the past two months. In January sales were at the lowest end of the spectrum over the past year; in fact tied with December. During January our local MLS system shows a total of 5 successful closings as of this mornings’ update. That compares with 5 sales in December and the lowest … (1 comments)

tequesta real estate: Tequesta Your Secret is Out! - 02/01/11 10:44 AM
After all the great news we passed your way last month about housing inventories continuing to drop across the market areas I service I could hardly wait to run the numbers when I finally got to the computer today. Last month at this time we reported that Tequesta inventory levels had just dropped for the 8th time in 9 months which is a great sign of a market continuing to recover. So what has happened since then........

Well, the Tequesta market continues to amaze me and remains as one of the best performing markets in the north County area. While … (0 comments)

tequesta real estate: Tequesta Home Sales Down but Median Prices Up - 01/14/11 12:42 AM

Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Tequesta single family home sales were the most disappointing in the region; by far. While most of the area communities saw very strong increases in sales in Tequesta we saw just the opposite. During December our local MLS system shows a total of 5 successful closings as of … (0 comments)

tequesta real estate: Tequesta Inventory Levels Continue Their Historic Slide - 12/31/10 10:57 PM

Welcome to the New Year of 2011. It should be an another amazing year for the local real estate markets and we look forward to bringing you the latest market statistics. Following the inventory levels is extremely important as it is the “supply” end of the equation that tells us where prices may be heading. As the supply of homes decreases and demand stays even we will see pricing increases. Tune in next week to see where prices have gone over the past year and you might be surprised.
