Of note is a significant increase in foreclosures in Palm Beach County , the continuation of declining inventory levels and interest rates that remain at all time historical lows. Thirty days ago I reported here how every one of my main market areas in north Palm Beach County reported increases in pending home sales for the second month in a row, most of which set new year long highs. Tequesta Single Family Home Sales Down March.
After soaring in February Tequesta single family home sales flopped during March; it was the only location in the north county area that did not have an amazing month and a lot of that is related to a shortage of quality inventory. During the month our local MLS system shows a total of 9 successful closings as of this mornings’ update. That compares with 13 sales in February and a bit disappointing considering how everyone else fared during the month.

Last month at this time we reported decreases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start to see these declines continue. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. February Tequesta Single Family Home Sales Jump to Highest Level in 8 Months
Tequesta continues to show amazing strength with shrinking inventories, higher pending home sales and now in February we can report outstanding sales figures; single family home sales were at the highest level we have seen in 8 months. During February our local MLS system shows a total of 12 successful closings as of this mornings’ update. That compares with 5 sales in January and the third highest total we have experienced in 12 months.

Interest rates drop for the second week in a row and remain firmly below 5%.
 
In what has become a rare treat, interest rates have dropped for a second consecutive week, which has only happened two other times over the previous six month period.  As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.87% down another 6 basis points from the 4.93% we were at one week ago today. Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.

All the good news that comes out of the Tequesta market about shrinking inventories might just be having an effect on single family home sales, as it is the only local segment that I track to have sales so low over the past two months. In January sales were at the lowest end of the spectrum over the past year; in fact tied with December. Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Tequesta single family home sales were the most disappointing in the region; by far.
