The local real estate market continues to change on a daily basis and the traditional ebb and flow is amazing to watch. Tequesta Single Family Home Sales Down March.
After soaring in February Tequesta single family home sales flopped during March; it was the only location in the north county area that did not have an amazing month and a lot of that is related to a shortage of quality inventory. During the month our local MLS system shows a total of 9 successful closings as of this mornings’ update. That compares with 13 sales in February and a bit disappointing considering how everyone else fared during the month.

February Tequesta Single Family Home Sales Jump to Highest Level in 8 Months
Tequesta continues to show amazing strength with shrinking inventories, higher pending home sales and now in February we can report outstanding sales figures; single family home sales were at the highest level we have seen in 8 months. During February our local MLS system shows a total of 12 successful closings as of this mornings’ update. That compares with 5 sales in January and the third highest total we have experienced in 12 months.

Interest rates up for the 1st time in three weeks but remain firmly below 5%.
Interest rates made little movement from last week at this time and remain a full 12 basis points below 5%. As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.88% up a single basis point from the 4.87% we were at last Sunday. After rising for 4 straight weeks we saw a nice reversal in the interest rate market last week, dropping rates back below 5%. As of this morning the average overnight rate for a 30 year fixed rate sits at 4.93% down 13 basis points from the 5.06% we were at a week ago. Remember this is the average overnight rate and those with good credit will still be able to lock in rates below these averages.

Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Tequesta single family home sales were the most disappointing in the region; by far. Sub 5% interest rates aren’t giving up without a fight!
 
 
We began 2011 with a slight increase in the overnight rate on a 30 year fixed mortgage bringing us back up slightly above the 5% threshold. As of this morning, the average overnight rate for a 30 year fixed rate sits at 4.86% down a full 16 basis points from where we were a week ago at 5.02%.
