market report: Moncton And Area Real Estate Market Check April 1, 2013 - 04/01/13 01:08 AM
Winter may have past but the chill is still on in our Southeast New Brunswick residential real estate market. Units reported sold this March were the lowest in many years. Active listings at the end of March are at a high level as we enter the Spring market. Looking back at my February graph  as well as my January graph  , you can clearly see the trend developing so far this year.
This market situation favours buyers over sellers.

August residential unit sales slow to a modest increase of 8% over August 2006. The area covered by the Greater Moncton Real Estate Board continues to be the most active real estate market in New Brunswick. In the overall area year to date, residential unit sales are up 12% over 2006 with Moncton and Dieppe leading the way at 23% and 21% respectively. Moncton and Dieppe account for 37% of all residential unit sales year to date in the area. Active residential listings at the end of August 2007 were identical to August of 2006. July unit sales soar 30% over July 2006 and the record pace continues for residential sales. The area covered by the Saint John Real Estate Board area continues to be very active. Year to date unit sales are up 28.8% over 2006. Year to date average sale price is up 10.6% over 2006. Active residential listings at the end of July 2007 were down 13% from July 2006.

This is a single family residential report. YTD Unit sales are up 17%, trending towards a record year in Dieppe. Unit sales are up in Dieppe Center and Chartersville. Listings are up but unit sales are down in the Fox Creek area. Overall sales to listings ratio in the city is unchanged. New listings are up 16% overall in the city. The YTD sales to listings ratio climbs slightly. The twelve month average sale price advanced in all three areas. Residential unit sales are up 18.6% over the same period last year. The average sale price of the 1,100 properties sold is up a mere 1.8% over the same period last year.
