We recently did a site inspection on a mid size apartment complex in the Sacramento Valley. The owners of the 80 unit apartment complex contacted us requesting financing information and options. After some exchange of information over the phone it was determined that a site inspection would be a great way to get the information needed to start the process as well as getting an idea of the over all condition of the property.

1. Information about the project. 
2. Explanation of the loan amount required and its distribution. 
3. Information about the principals, as to their experience with the type of property if investment . For    small business owners the type of experience with that business type.
4. Demographic and other pertinent information regarding the area, as well as current market conditions.

One of the advantages of the SBA504 other than the fact that it can go up to 90% is that it is a LOAN TO COST program. This means you can roll into the loan cost associated with the project. 
Other loan programs are loan to value. This leaves the business owner no option but to be out of pocket on some items. 
Example. 
LTV: 80%. 
750K dollar purchase price= 150k down payment plus closing cost plus lets say 100k in tenant improvements and other cost such as equipment and closing cost. Making it well over 20% out of pocket.

Do not waste time when looking for commercial financing. Having some simple things ready will make the difference when the time comes to get the deal moving.
1- Rent rolls or leases. This piece of information allows a lender to establish rental history.
2- Financials. Not individual financials but for the property. 2 years and year to date are best but any kind of information that relates to the financial history of the property is better than nothing.
3- A purchase contract. This is a must if looking for actual terms and rates. If this is a refinance your current note information.
