florida: Florida government offers a $571 million in loans to build, buy housing

This past week Gov. Charlie Crist signed an executive order freeing $571 million in state-backed financing that real estate developers and buyers can tap to build and buy new homes. The state will float tax-exempt bonds, backed by Florida's gold-standard rating on Wall Street, to provide developers a line of relatively low interest credit. Home buyers can now use the state-backed financing to get low-interest loans through the Florida Housing Finance Corporation. "The people of Florida are having a hard time getting loans. This is a place where they can get loans at a lower rate." stated Crist.

Having just returned from the Florida Realtors® Association convention the show of support for our Texas neighbors so many pitched in to help our fellow Realtors. My board Realtors® Association of the Palm Beaches pledged $5000 to the fund to help those who need it.

florida: Doc Stamp Payment Issue Regarding Short Sales Resolved in Florida

Great news today! There has been a dispute over amounts owed on the documentary stamp tax for "short sale" properties. The dispute centers on whether the doc stamp taxes owed on the deed is based on the sales price paid by the purchaser, or on the sales price plus any existing debt forgiven by the bank. The doc stamps should be paid on the lower amount, and NOT the amount plus the forgiven amount by the lender in an arm's length transaction between the three parties. This is a huge Realtor victory!
