During a recent visit to our county when Governor Rick Scott presented his Tax Cut Tour he got a question about rising property insurance premiums and their drag on the real estate market.  Before he could answer Rep. William Hager from Boca Raton who is the vice-chairman of the House Insurance and Banking Subcommittee had the reply. "Move to Wyoming".

Inventory is sharply down and new home construction which is heating up has not been a big factor since most of the homes are not ready for move in. This chart says it all.

July housing reports indicate year-over-year, new listings for single family homes increased 20.7 percent and townhomes and condos increased 4.4 percent. Timothy Harris, 2013 President of the Realtors® Association of the Palm Beaches said, “Clearly sellers are responding to the demand for inventory and increasing property values. At the same time, perspective buyers want to lock into what is still considered relatively low mortgage rates. As a result, the local real estate market is very active.”

 Palm Beach County Florida ranked second in a state-wide, county-by-county comparison based on single-family home that closed sales during the first quarter of 2013. Palm Beach County had 3,243 closed sales and the South Florida Metropolitan Statistical Area (MSA), which includes Palm Beach, Broward and Miami-Dade Counties, represented nearly 20 percent of all single-family home closed sales in Florida, closing 9,138 single-family homes. A total of 48,976 single-family homes closed in Florida during the first quarter of 2013.

Year over year the median price of single-family homes increased 19.6 percent and townhouse-condos increased 15.2 percent in Palm Beach County. Palm Beach County has demonstrated signs of a clear recovery for close to a year. As a result, the demand for homes increased, sales soared and inventory declined.  Year-over-year closed sales of single-family homes are up 15.4 percent, pending sales are up 66 percent and inventory levels are down from a 10.3 month supply to a 4.7 month supply, which is slightly below the six-month "normal" level.

October sales of existing homes in Palm Beach County jumped 27 percent compared with the same time last year, despite lingering concerns the tighter lending and low appraisals. A report released this week by the Florida Realtors showed that 918 Palm Beach County single-family homes were purchased in October at a median sale price of $184,900 - 16 percent below last year's price but 3 percent higher than in September.
