coaching: The Worst Game on Earth....If Real Estate Brokerages were a College Basketball Team - 05/19/09 05:59 AM
What if real estate brokerages were a college basketball team?
I can see it now.  Everyone who wants to be on the team can join. All they have to do is show up, sign their name on a paper, and pay a small fee for their uniform.  There would be a list of practices distributed that each team member could attend.  Practicing would not be mandatory. Maybe they would require team members to attend 3 practices/classes every 2 years to keep their team membership. Those who showed up to practice could choose which classes or drills they wanted to participate in. A team member may think, "Dribbling classes?  Sounds boring. I probably wont go to … (2 comments)

coaching: 3 Powerful Lessons I learned from Greg Lemond at Dinner Last Nite. - 04/28/08 03:40 PM
Greg Lemond was the first American to win the Tour de France.
Last night at dinner Greg Lemond shared his story of winning the Tour de France.  I was very lucky to meet him and be able to learn from this experience.  I belong to a group called EO Entrepreneur Organization.  Our group raised over $57,000 for Greg's charity Tour de Cure.  Heres the lessons that I learned.
Lesson 1: Passion is what overcomes!
Greg shared a story how he had been shot turkey hunting and he almost died.  He said people said to him, "you cant win a race after being shot...you have to … (7 comments)

coaching: My day with Lee Brower from "The Secret" (Gratitude Rock guy) - 04/26/08 11:02 AM
Thursday was my day with one of my coaches.  Lee Brower from "The Secret" is also known as the Gratitude Rock guy.
Time flys.  I cant believe its been 2 years since the Secret had been out.  He didnt even know he was going to be in the movie when it came out.  He was interviewed about his story about having gratitude and many of you know that story.

coaching: Did you have a recent conversation that made you feel UGLY after? - 04/24/08 12:54 AM
I felt justified and was in the right...SO WHY did things go downhill...why did things not feel good?  When was the last time you had a discussion with a friend and it ended up making you feel ugly?
One of the Laws of Lifetime Growth according to Dan Sullivan is Making your Learning Greater than your Experience.
This has been my motto.  Everytime I encounter something that was uncomfortable, frustrating, offensive, or I became defensive, I will ponder on what I want the ideal result to be.  I will figure out why things didnt end up being harmonious so that I can avoid UGLY … (8 comments)

coaching: PART 2: Agent Solicits your Clients, what to do.... - 04/21/08 03:40 AM
PART 2:  Agent solicits your business, what would you do?
Earlier we talked about when another agent that worked with me left my team and tried to solicit all my clients. Everyone gave great insight and awesome comments on their thoughts.  It was great to learn from everybody and piece meal things together.  So here is what happened recently with a great lesson on how to handle it.
The agent solicits our clients....heres what we did.
We talked to the client and they said how much they enjoyed our past agent.  We said, "Good Im glad you did...we strive to make every client happy, Im … (10 comments)

coaching: Im Rubber, You're Glue! The Adult version of the Childhood Secret. - 04/20/08 04:41 AM
Im Rubber, you're glue, whatever you say bounces off me and sticks to you!
You know the little childhood sayings and games that were played when we were younger and possibly still today.   The whole purpose is when someone said something bad about you....it bounced off you and stuck to them.  So the person that was saying something bad actually was calling themselves bad.
The awakening of a student to use it as a positive reversal.
I was teaching a Sunday School Class to 14-17 yr olds when we had a certain kid in the class call one of the other kids stupid.  He … (8 comments)

coaching: ONE LITTLE SCRIPT = 4 New Buyers just this Week! 100% Conversion - 04/18/08 02:41 AM
Yes, I have 4 new buyers that I have signed up this week for us to help them buy a home. All due to one little script!   AND 2 of them only emailed me with no phone number.
Okay, so where did I find these buyers?  There are couple places.
First, my website.
On my website I have a couple links that say "Receive a free list of homes" OR "more info on this home" OR "Schedule an appointment."   I get leads from various sources.   Well when
Second, people calling in on my listings.  Whenever I have people call in on my … (8 comments)

coaching: Are you too busy? Its a lie...no you aren't! - 04/08/08 06:40 AM
Have you ever had someone say to you..."Ohhhhh, I have just been too busy lately."
Its a very interesting thing to me sometimes.  The person who never returns their phone calls, never answers their phones, or is always running late to appointments.  This even happens with the person that does it occasionally.   Have you ever had someone promise to do something...and than when you ask if it was done they say "Ohhhh things have been really hectic, things have just been crazy."
OR EVEN THE FAMOUS...."Im only 5 minutes away from the appointment.  Traffic is awful."  (When they just got on the road, … (10 comments)

coaching: $20 Equals New Buyer Client NOW! - 04/07/08 07:53 AM
We spent about $20 bucks and got an instant Buyer.  We actually had about 3 buyers come through.  One of my agents took them out looking for homes but forgot to get their name.  The other buyer already had an agent.  BUT...we have one solid buyer.  We just did this for the first time and are looking forward to making it better.
BUYERS COMING TO YOUR DOOR STEP:
We never do open houses unless we can make it beneficial. We found a way to make it beneficial.  We have 2 agents in the open house with internet. That way we can look up … (9 comments)

coaching: Negotiating Wimps and Champions. - 03/27/08 08:33 AM
What do you do on a daily basis?  Are you setting your mind forward to a result you want to achieve?  I love writing these for my own sake, not just others.  When you write, many times you set clarity in your mind and reinvigorate yourself to move forward.  So here's my little book on being a wimp or a champ.
WIMP:  You are writing an offer and are afraid to present it to the other agent because you think they might chew you out for it being a low offer.
CHAMPION:   You strategize and think to yourself.  How can I present this offer … (2 comments)

coaching: The Daily Hypocrisy of Agents referred to as FSBO SYNDROME! - 02/14/08 07:01 AM
FSBO SYNDROME:
You have seen this disease before.  It's when for sale by owners catch a fever and believe that if they sell a home on their own they will save the commission.   They believe if they do the work by themselves, they will make more money.  So they go to all the work of paying newspaper ads, online ads, making their own fliers, running home trying to show the home and people don't show up......all to save money when in fact...they are wasting their time and money.
A MORE THAN PERTURBED AGENT:
Many times I will hear agents a little perturbed at the … (3 comments)

The Guaranteed $20 ad that makes you $200,000 in 2 months.
THE SCENARIO: Haven't you wondered how this agent made so much money this month.  How do they just keep making money year after year and stay a top producer?   They have the same Home Magazine ad that I have practically.   They are in the same office that I am in.   What is it that these top producers are doing that Im not.   They must have a secret.  What one thing did they do?

Amazing, for 3 Years no one knew who I was with a MOVING VAN.  I had a MOVING Van with my company name and my personal name on it.   A Big logo with my entire name SOOOO Bigggggg (David Robison) across it that you could read it from an airplane.
I parked it in the same place forever and no one really noticed it.
So I changed my marketing look and feel.    I had the entire uhaul wrapped in FULL COLOR.  Used a desert for the background, threw my picture up there and had in big writing across the top UtahDave.com

All The Right Steps Experience
Being Aware and Passionate: There she was standing across the dance floor holding her hand to her head with a disgruntled look on her face.  It was almost the look of death.  She was gorgeous and in distress....what should a nice guy do?  Go over and make sure she's okay of course.
Be Proactive: I made my way over to her and asked what had happened.  She immediately pointed out some poor guy out on the dance floor and said.....that guy nailed me in the head with his elbow.   Wanting to go over to the guy and … (8 comments)
