"What? My Home Price went up because I didn't use an agent?" The buyer's Ceteris Paribus Paradox! Recently I had a buyer call our office wanting to see a home. We showed him the home and when it was time to write an offer he expressed that he didn't want to be represented. When his offer was submitted the bank countered back with a price 3% higher than a buyer who was represented by an agent. What?! Really?! The buyer with no agent was countered 3% higher? In the book "Blink,"  there is an example of what doctors get sued.  The studies showed that Doctor's with more mistakes weren't the ones getting sued.  The doctor's that were getting sued were the ones where the patient felt like the doctor didn't care.  There was even a story of a person who wanted to sue doctor A when doctor B was at fault.  The patient said that they would never sue doctor B because he is too nice, it had to be doctor A's fault.

1997 was the last year that our home sales matched a previous year. Our  Success ratio than was 7.25 Home sales per Top producing agent in ONE MONTH.

Have you ever had someone say to you..."Ohhhhh, I have just been too busy lately."
Its a very interesting thing to me sometimes.  The person who never returns their phone calls, never answers their phones, or is always running late to appointments.  This even happens with the person that does it occasionally.   Have you ever had someone promise to do something...and than when you ask if it was done they say "Ohhhh things have been really hectic, things have just been crazy."

There are so many different types of commission splits out there today.  I get emails all the time.  Ive even seen commission splits stating 110%.   You mean, I sign on and someone will pay me more than I make?  Someone will actually pay me more money than Im worth?  Wow.   Than you see the commission splits that state 100% than you have all of these fees.   You also see 80...70...65...50..30...and 25 splits.
 So which splits kill your profitability?
