buyers: What Happened to the Market?? Where have the Buyer GONE!! - 10/16/13 07:39 AM

I sell homes in a retirement community located in Casta del Sol, Mission Viejo, CA. There are 1927 residential properties in the community and the sales changes over the course of 1 year. Now this is to be expected but this year has been exceptional! It has been a rollercoaster ride. Spring time the For Sales were on the market averaging 10 days before an offer was coming in, then it changed. We stared the month of June with the inventory down to only 2 houses available on any given day and the offers were coming in within 2 days … (0 comments)

buyers: FREE! Information Available from REALTORS! Just Ask! - 10/16/13 04:21 AM

Are you considering buying a home when the market is right? Do you know how to find out when that will be? Keeping in touch with what is going on and having the right person watching over the real estate market for you would be a good thing. Realtors pride themselves in researching and evaluating all the data that is available, to see how it will benefit their clients. There are news reports every day that the market is going up, that it is going down, buy now, buy next year, sell, don’t sell, how can you possibly know what … (0 comments)

buyers: Spring is Coming and Prices are Going UP!! Facts!!! - 01/19/13 08:14 AM
Just noticing a change in sold properties in Casta del Sol, Mission Viejo. Taking a look at the last 35 days, which is usually not a good time to sell a house, prices are up! Not the important information I was getting to! There were 9 closed sales, all standard sales, no REOs or short sales yet 3 of the 9 sales slod for over asking price!!
Why is that important?? We haven't seen that in a while! REOs yes! short sales yes but standard sales maybe every so often it was happening. Prices are up in this active adult community … (1 comments)

buyers: Be Possitive, Be the Person Others Want to be Around! - 01/11/13 12:25 AM
How to sell houses whether you are dealing with the sellers or the buyers and be the one they want to call! BE POSSITIVE! This will help you in any market situation should the economy be down or up. No one wants to buy a house from someone that is negative and down. You will have days that you have to work at being positive. Chances are you can find the best thing that is happening that day and build on it. The saying “every cloud has a silver lining” is true, it just takes an effort to find it.

buyers: Casta del Sol, High Prices, More Flipped Properties! HOT HOT HOT!!! - 08/21/12 10:48 AM
Let's take a look at the activity for sold homes in Casta del Sol, Mission Viejo, during the first 6 months of the year over the last 10 years. We see right away that this is a good year to buy a house in Casta del Sol. Prices are at 2003 average. The bad news is we have 15 homes that went into escrow in June! As of today we only have 5 active available with an average price of $460,000! Sept. is going to be an interesting month showing a more normal activity for sales. Hoping that inventory picks up!

buyers: Bring the Buyers and the Sellers to an Acceptable Price! - 09/25/11 05:46 AM
Buyers and sellers expectations are high and the only person they can take it out on is their agent. Seller wants to sell at top dollar while buyer wants to lowball all offers. Our job is to find the acceptable middle for them. Seller's last words to me, after signing the second counter offer, was "I'm not happy with the price". The trouble with this is it is just where I thought it should be, for the condition of the house and what the market in his neighborhood shows closed sales to be. I told him what his price range will … (0 comments)

buyers: Buyers BEWARE of Short Sales!! You will Pay for Anything and Everything! - 06/14/11 12:36 PM
Buyers want a deal, so they go looking for a short sale or bank owned and then they get their pockets picked. The banks are thinking up every way that they can extort money from the buyers.
1) "AS IS" Buyers are responsable for anything that is wrong with the house.$$$$
2) Pay $$$ on the second mortgage that the seller isn't able to pay because the banks won't release it. $$$$
3) Pick up any closing close the bank doesn't want to pay $$$$
4) Pay off the debt to HOA if there is one and most transfer fees for … (4 comments)

buyers: Getting Your House Ready to Show to Buyers. Don't Want Any Surprises!! - 04/21/11 12:15 PM
How do I sell my house? What do I do to get it ready?
There are things that have to be done before putting the house on the market. Things like cleaning out the garage. Some of you may have an organized garage but the rest of us don't. A buyer goes though a  nice house then opens the door going from the house into the garage and there is so much STUFF, it only has a narrow path way, you lose. The buyers opinion of the house just dropped. They know everything that was in the house is now in the garage.
Fixing … (1 comments)

buyers: You Know Who You Are! Thank You! Looking Forward to 2011! - 12/31/10 10:13 AM
It is the end of the year and I want to take this time to say "THANK YOU" to all the agents that I have had the privilege of working with this year. I can honestly say not one of them was differcult to deal with. Some of them had a bad day once in a while but who hasn't.
We worked together to close the transactions and understood when things weren't going according to plans. Yes, several of the homes were short sales and it take patients for everyone to be understanding. We want to help the client so picking on each … (0 comments)

buyers: What Your Sellers Need to Know to Attract Buyers! - 12/27/10 06:56 AM
We know that in the next few months is when owners start thinking of  to put their homes on the market.
Clients need to know the basics for listing their house on the market and it is up to us to provide that information to them. Teach the basics right from the start, during the presentation so they know what to expect.
Remember some of the sellers where buyers during the time when a house sold in one day if not hours. They haven't been though a market like this, where it may take months to sell and how it shows in … (2 comments)

buyers: Real Estate Activity for Laguna Hills, CA for the Last 11 Months - 12/10/10 11:59 AM
As you can see there has been a large addition of properties come on the market in Laguna Hills since August. Sales were holding steady till November. This isn't anything different from most years. Sometimes looking at a graft explains it better than other forms.

buyers: Future Home Buyers! Plan Now! Where? When? How Much? - 09/14/10 09:54 AM
This letter is to future buyers. O.K. you want to own a home and you want to make the right choice. Have you done your home work?
Location and Price are your first concerns. Close to work should be a consideration for the fact that it gives you more time with your family. Having to drive for hours each week takes its toll on you and your home life. Research the area for good neighborhoods, good schools and shopping close by. Don't rule out an area because you think it has negative demographics. Check out, if it is in the process … (3 comments)
