I sell homes in a retirement community located in Casta del Sol, Mission Viejo, CA. There are 1927 residential properties in the community and the sales changes over the course of 1 year. Now this is to be expected but this year has been exceptional! It has been a rollercoaster ride. Spring time the For Sales were on the market averaging 10 days before an offer was coming in, then it changed. Casta del Sol prices have increased $50 per square foot from the first quarter of 2012 to the fourth quarter 2012.
Average price 1/1/12 to 3/31/12 for total of 10 properties sold was $340. The sold price constituted 98% of the list price. Going forward to the last quarter of the year 10/1/12 to 12/31/12 average prices were up quite a pit. There were 15 sold properties with the average ip to $416.000 and the sold price at 99% of the list price.
The new year is taking off fast, 4 homes closed escrow already and the average price is $420,000. We had one house … (6 comments)

Just noticing a change in sold properties in Casta del Sol, Mission Viejo. Taking a look at the last 35 days, which is usually not a good time to sell a house, prices are up! Not the important information I was getting to! There were 9 closed sales, all standard sales, no REOs or short sales yet 3 of the 9 sales slod for over asking price!!
Why is that important?? We haven't seen that in a while! REOs yes! short sales yes but standard sales maybe every so often it was happening. Prices are up in this active adult community … (1 comments)

Let's take a look at the activity for sold homes in Casta del Sol, Mission Viejo, during the first 6 months of the year over the last 10 years. We see right away that this is a good year to buy a house in Casta del Sol. Prices are at 2003 average. The bad news is we have 15 homes that went into escrow in June! As of today we only have 5 active available with an average price of $460,000! Sept. is going to be an interesting month showing a more normal activity for sales. Hoping that inventory picks up!
