I have a client trying to buy a house using the program MAP, (Mortgage Assistance Program). It offers up-to $40,000 towards downpayment and closing costs but you have to buy in the towns and cities that they say. This is the problem for my buyers, not because they don't like the city but in South Orange County where they want to live, it only gives us 3 cities and some unincorperated area. Of the 3 cities only 1 will have housing low enough for them to qualify for. I don't like some of the tactics I see from agents. First one is the fee for a "negotiator" that is passed on to the buyer to pay. The buyer didn't hire this specialist, the listing agent did. I would defer my client from this listing unless that was the house they really wanted. There are enough costs being added on the both the seller and buyer that we as agents don't need to add to them. A word of caution - most agents create ads solely to make the phone ring!
A good amount of the homes have some kind of a drawback that's not mentioned in the ad, such as traffic noise, power lines, or litigation in the community. We want to sell the house so we have to put it in the best light, that's our job.
What's not mentioned in the ad is usually more important than what is. For this reason, I want you to be very careful when reading ads. Even the pictures can be disceiving if you are not careful.

I am amazed when I talk to people about their credit! They don't understand what it all means for their lives. Housing, car, furniture, appliances, business, entertainment and health all have to do with your credit. Why, because it will comes down to how much house you have, how nice a car you buy, where you will go to eat out, what kind of vacation you will take? Bad credit will ruin all of that!
