home: Where should I buy in Gresham, Oregon? - 08/23/07 06:34 AM
This is a question that is often asked by my clients when they first want to move to the area.  As the local expert, it is my job to have this information on hand.  But before we go into depth..there are a few things to consider...
First, consider the comfort zone for your mortgage payment.  I can pre-screen you before you fill out a lengthy mortgage loan application.  The pre-screening consists of about 10 quick questions.  This will help head off any surprises during your mortgage application and underwriting and help this part of the home buying process go smoother.  Next, we will … (0 comments)

home: (((HELLO!))) Are you buyer's crazy???? - 08/06/07 11:11 AM
Okay, hopefully that got your attention.  It is clearly a buyer's market out there.....but where are the serious buyers?  I have seen price reduction after price reduction locally here in the Gresham, Oregon and surrounding market, but still the buyer activity has declined.  In most areas you can buy a home at last year's prices, if not for less.  There are more choices than ever... and many sellers are willing to help with your closing costs.  What are you waiting for???
This is your call to action.  If you are sitting on the fence, waiting for the "right time", the bell … (9 comments)

home: Portland Rose Festival Celebrating 100 Years - 03/28/07 02:20 PM
Portland's Rose Festival celebrates 100 years this June.  This eleven day event is a local favorite for many generations.  This year the festivities kick off on May 31, 2007.
Each year all of the local Portland high schools select students to become a part of the Rose Court to represent their school and compete for the coveted Rose Queen title.  This creates quite a buzz among the high school girls during the spring every year.
There is the Starlight Parade, the Junior Parade and the Grand Floral Parade.  All parade routes run through Downtown Portland and you may want to get there quite early (one … (3 comments)

home: Most Common FHA Repairs - 03/25/07 06:00 AM
When working with FHA buyers, it is essential that you and your buyer are aware of the FHA guidelines for lending.  The same goes for a listing agent. When you put in the listing that you will accept FHA financing, you need to be aware, as well, of the most common repairs that could be expected.
A couple of years ago, I was representing a client who was using a FHA loan to purchase a home that was built early in the 1900's.  The home had good bones, but was an inspector's nightmare when it came to the FHA guidelines.   There ended up being a long … (12 comments)

home: Springtime in Cascadia Village Neighborhood Sandy Oregon - 03/24/07 06:13 AM
Spring has sprung here at Cascadia Village in Sandy, Oregon.  This great neighborhood was built by Buena Vista Homes.  There are sidewalks, parks, underground utilities and undulating hills that give this neighborhood its character.
Sandy, Oregon is a rural city located about 25 minutes from downtown Portland and 20 minutes from Mt. Hood ski and wilderness areas.  You will still see tractors on the road as well as BMW's.
There are many conveniences in Sandy.  A new Fred Meyer was recently built, and many boutiques shop are popping up around town.
Just another musing by your local Gresham & Sandy Oregon Realtor.

home: Wasson Brothers Winery Sandy, Oregon ~ Stop By and Say Hello! - 03/24/07 05:42 AM
On a warm, spring day I ventured out into our fair town of Sandy, Oregon.
Today, I decided to pay a visit to a business that has been in Sandy for many years.
Wasson Brothers Winery is owned and operated by Oregon natives Jim Wasson and his twin brother, John.  The Wasson Brothers have been in the wine-making business locally for 26 years.

There are many different kinds of wines that the Wasson Brothers offer.  About half of the wines produced are grape wines that are grown in Oregon City.  The other half of wines produced are fruit and berry wines.
Here is Jim … (7 comments)

The city of Gresham has so much to offer.  Here we have great schools and communities.  The Powell Valley neighborhood is located on the edge of the urban growth boundary.  You will find country living with city access.  This neighborhood is only a few miles away from Oxbow Park.  This park offers beautiful nature hikes, camping and fishing.  Less than a mile from the Powell Valley Elementary school is the new Brennan Woods subdivision.  It has 8 new homes that are loaded with granite, cherry hardwood floors, quality cabinetry, full maple window casings and many other amenities.

home: Why Hire A Buyer's Agent??? - 03/23/07 04:30 AM
Specialists abound in every profession.  When you need legal advice, you hire a lawyer.  When you need medical advice or treatment, you see a doctor.  We trust these individuals not only because of their education, but because of their expertise and daily practice.  Having your own agent in a real estate transaction is important to ensure that your best interests are being looked after.

A Buyer's Agent is a Realtor who specializes in representing a buyer in a real estate transaction.  The buyer's agent focuses on the buyer's specific needs.  Real estate listings that are on the MLS and Realtor.com are … (0 comments)

home: Black Butte Ranch ~ Lake George Fire ~ August 2006 - 03/20/07 04:12 PM
While on a visit to one of my favorite Central Oregon destinations in August 2006, a fire was started by lightning near Lake George.  These photos were shot at Black Butte Ranch.

The sunset through the smoke provided a spectacular back drop for the fire fighting.

This was taken from the lodge pool.  The smoke stayed to the west so the air at the ranch remained relatively clear.

Here's a close up on the blaze.  Located 13 miles west of the town of Sisters, Oregon, it burned 21,290 acres of forest.  It started 8/7/2006 and was contained by 9/15/2006.

Black Butte Ranch's Fire and Rescue was … (4 comments)

home: Teaching Others How To Refer You - 03/16/07 06:53 PM
One of the highest professional accolades that we can receive is a referral.  I was asked recently by a new agent how to get referrals.  Referrals are not something that will come over night; they are something that is built through time and consistency.  Actually, you do not "get" referrals; you "receive" them.  In order to receive referrals, you must have a relationship with the person who refers someone to you.  You earn these referrals by an action on your part that impressed or helped the person who refers you.  There are a couple of ways to receive referrals.  But the common thread is … (57 comments)
