homes: Jonsrud Viewpoint - 03/12/07 03:49 PM
As you leave Sandy, Oregon and take the scenic route towards Pleasant Home and Gresham via Bluff Road. You might want to stop for a moment at the Jonsrud Viewpoint.  This viewpoint is located not too far from the Sandy High School.  There are some historical facts that you can read about.  On a clear day you can see Devil's Backbone, the Sandy River and Mt. Hood which is the at the center of the incredible view.  You can see ridge after ridge and grassy valleys and snowy foothills.  The Sandy River also takes a nice turn here.  The viewpoint is located on … (2 comments)

homes: Bungalows, Coffee and Handshakes - 03/12/07 02:06 PM
I love listing bungalows.  The bungalow, in Portland, Oregon, is one of the most popular home styles that vintage home buyers will ask for me to look for.  It is the home that you can imagine sipping your ice tea on the front (or back) porch during summer's warm afternoons.  It is also the home that invites you to curl up in your favorite chair with a good book to enjoy the warm, crackling fire during the wet Oregon winter months.
This wonderful home was just screaming character.  It had all original baseboards, mouldings, hardwoods, and fixtures.  The windows were still all of the original wood and functioning. The fireplace … (4 comments)

homes: Are you a true professional? - 03/04/07 01:10 PM
What word comes to mind when we think of ourselves and our careers in real estate?  For me, the word professional is at the top of the list.  But what really is a professional and what criteria makes one a professional?  Words are powerful things.  Finding the exact meaning of words that are used quite frequently has always been a way for me to learn and understand the correct application of a word.  I started out by checking the definition at Dictionary.com:
"Professional:  -noun
-a person who belongs to one of the professions, esp. one of the learned professions.
-a person who earns … (9 comments)

homes: Multnomah Falls - 03/04/07 07:50 AM

In the mouth of the Columbia Gorge twenty minutes east of Troutdale, Oregon, resides the second highest year round waterfall in the nation.  The Multnomah Falls falls 620 feet from its origin on Larch Mountain.  here is a photo that I took when I was there in December.  It was very cold out, but the falls were not frozen.  The falls are spectacular when it freezes into huge icicles.  There are many hiking trails at and around Multnomah Falls.  Many have breathtaking views of the Columbia Gorge.  When you are done sightseeing or hiking, you can eat a delicious meal at … (5 comments)

homes: So You Want To Purchase A Foreclosed Property... - 03/03/07 12:11 PM
Purchasing foreclosures is not for everyone.  The process requires patience and diligence.  Properties move very quickly.  There is less inventory and you may not find "exactly" what you want.
Generally speaking:
-In order to be ready to "pounce" on your great deal, you must have cash in hand.  If the property is in the auction status, cash will be the only way to obtain the property. You must be able to write a cashable check on the spot.
-Some situations can require quick closings, shorter contingency periods, all-cash offers, and non-refundable deposits.
-You will need full-time searching and support.  Agency relationship helps you avoid legal … (0 comments)

homes: Foreclosures 101 - 03/03/07 11:57 AM
I have had many clients ask about foreclosures and how to puchase one.  Here is a short list of some of the answers to basic questions.
NOTICE OF DEFAULT
What does this mean?
Owner has been sent notice of default and is given opportunity to "redeem" or make right the note.
Can I purchase this property now?
The chance of purchasing a property in this status is generally small, since most owners do not want to lose their property.  In rare cases, when the owner knows that they will not be able to redeem their note, they might be willing to sell the property.  … (2 comments)

homes: Agency Relationship and the Builder's Agent - 02/22/07 12:08 PM
A few days ago, I wrote a short blog about the benefit of a buyer's agent when working with a builder. That value of a buyer's agent is pretty apparent.  After reading Don Rich' blog titled, Let's Buy a Brand New House, I wanted to raise an issue that I have been stewing over.  I am not referring to independent agents who work for a builder.  I am referring to the builder's agents who are W-2 employees (not independent contractors).
When I am working with a builder's agent, I like to be just as involved as I would be otherwise. It is … (4 comments)

homes: Should you use a buyer's agent when you are purchasing from a builder? - 02/20/07 04:55 PM
There are a growing number of large volume builders that have in-house real estate agents.  These agents represent the builder and the builder's best interests.  If you end up using the in-house agent that represents the builder, in most cases you are actually an unrepresented seller.
Who will represent you?
In the State of Oregon you can have a buyer's agent.  Having a buyer's agent is the best way to insure that your interests are being looked after.  A good buyer's agent will help you understand the buying process and keep you informed so that you can make educated decisions during your … (5 comments)

homes: Springwater Hills, Gresham, Oregon - 02/16/07 11:00 AM
Located on the edge of the Urban Growth Boundary in Gresham, Oregon and adjacent to farmland is the Springwater Hills neighborhood.  This brand new community built by Centex Homes is transected by the Kelly Creek greenspace.  It offers rolling hills, a pedestrian bridge over Kelly Creek and plenty of sidewalks for a stroll.  Springwater Hills connects two neighborhoods:  Hoodland Estates II and Barlow Highlands. The schools are East Orient Elementary, West Orient Middle School, and Sam Barlow High School.  For the outdoor enthusiast, Oxbow Park is close by and the drive to the Mount Hood Recreation area is about 25 minutes.  … (0 comments)

homes: Do you have an I.C.E. person? - 02/14/07 03:44 PM
Recently on my MLS there have been a lot of posts about safety.  These have had to do with issues such as open houses and meeting new clients.  But what about when you are just out and about in public?
Who would you want the paramedics or emergency personnel to contact if you were unable to speak for yourself?  How would they know to contact that person?  Remember this simple phrase-- ICE (In Case of Emergency).  If you have an ICE contact in your cell phone's address book, the authorities will know who to call.  A British paramedic came up with this … (1 comments)

homes: Discover A Gem! - 02/13/07 02:44 PM
Nestled in among the farmland and forests at the foothills of Mt. Hood, lies the growing community of Sandy, Oregon.  Once a sleepy town that visitors stopped by on the way to a day of skiing and sledding, Sandy is evolving into a picturesque village with quaint shops and plenty of local flare.

The heart of Sandy is the two one-way streets that transect it:  Highway 26 heads further east and Proctor Boulevard heads west.  Many buildings along this stretch are reminiscent of old western boom towns, while others have a more modern, Cascade style.  Take a stroll down the thoroughfare … (0 comments)
